Just an update to say that we decided not to sign the paper which said about the additional fee for completing earlier and proceed with the completion date we had in mind. They never questioned it or charged us that extra fee for it.
It was just a trick on their behalf that if we agree to it by signing we will have to pay. Very unprofessional of them in my view as at that stage in the process you pretty much pulling your hair out and praying that everything is good to go so you may feel you don’t want to take the risk of not signing and returning something that may delay the completion date.0 -
The solicitor has been fair with you in flagging up the additional costs well in advance.
Your complaint will, quite rightly, be rejected.
You now have three options:
1. Wait two weeks to completion
2. Ask the seller to pay the fee, if they need an urgent completion
3. Pay the £150 yourself.
You are in a very strong negotiating position with a time pressured vendor. I'd suggest you put options 1 and 2 to them, and don't waste your time and energy 'complaining'
£150 isn't unreasonable for an express service. Why should the offer this for free?
I think its pretty normal to exchange and complete in less than two weeks so can't see why an extra charge should be raised. Not to add much to this, except that we're presently in the middle of this and we were given (and took) the option up from of £150+vat for an express service for all items, so I'd be a bit cheesed off if I was paying only at the end for one final task.
I should say, it's still been frustrating even having paid the fee. Our solicitor acts on everything the day it comes in, and the sellers take 2-3 weeks per query! Grrrr.0
