    It was one of a load of identical houses. Garden isn't massive, but the conversion work was very very good.

    Sadly, the fact the whole back of the house was directly looked into by the neighbour's windows (felt like you could lean over and pass them a sandwich), and the garden was in perpetual shade of a tall peylandii hedge to try and reduce above problem, put us off it.

    There are several others on surrounding streets that have sold for up to 266k without such extensions but they've had other huge benefits such as a huge garden and aspect, more privacy etc.

  • On the floor plan the breakfast room is very hard to use in any way. If you put a table there it completely blocks of access to French doors and utility room door.

    On a note about the area. I would like to think it is up and coming. They are building loads more houses and there is a debate of town or village going on now. If more houses are built they will have to increase amenities.

    There has also recently been an estate agents (robinsons) put in the village which I think is a good sign.

    Just a comment about street ceiling prices. This might have been true a few years ago but in my area of interest (decent streets in decent parts of nottm) ceiling prices are being smashed all over the place. I assume it will be the same in other parts of the country. Buyers are seemingly not interested any more in max previous sold prices when making offers. Yes these are on a like for like basis same or worse house higher sold price than previous (and yes I am checking land reg not asking price)

  • We have decided not to extend the kitchen but instead concentrate on dressing the chap breakfast room better

    And it remains true today because people will pay more for the same sort of property in a "decent street" or a "decent part" of town than they would for a a not-so-decent part. What you're talking about is house price inflation, which is not the same.

    First impressions count, make sure the front of the house stands out from the rest, such as well kept lawn, spotless driveway. Then just carry on in inside clean, bright interiors, any dark wood get rid imo. Ultimately you are looking to get as much value as you can for your upgrades, shop about for the best stuff at the best price.

    It's funny that you mention the work you've done. You can't please everyone, but you mentioned two of my pet hates. Waterfall taps are prone to limescale building up. I prefer low garden fences, as I find tall ones claustrophobic.

    Somebody else will love what you've done, though, so I wouldn't worry. But it does show how hard it is to make improvements that add more value than their cost. :)

  • I really am tempted to paint the front door. Brown looks a bit crap. I'm just worried it stands out in a bad way
