It would most likely be a condition of your mortgage that you seek specialist advice from a registered arboricultural consultant. A report for mortgage/insurance purposes is what you would need (no more than £350) & as long as you carry out the recommended works you would be covered in future.
But if you had to have those works done as a condition of the mortgage then how would you get to that point without having to spend a significant sum before exchange?0 -
Hi kilby_007, the condition on the mortgage offer would be that you 'seek specialist advice from a registered arboricultural consultant in the form of an arboriculturalist report'. If you then decide to go ahead with the purchase you should carry out their advice with regards to management. This would cover you for any potential subsidence claims in the future.
With regards to the £95 per a tree survey- I have never heard of pricing like this before & I would proceed with caution. Pay peanuts- get monkeys! Check they are registered as a member with the Arboricultural Association & get a price for them completing a report if one is required for your mortgage so you do not have to then instruct another company.
