If there is a waiting list , then that's ok with me. We will move on and let them start whole sales process again.
We will be a cash buyer if we do walk away and find another development with a signed off property ready for occupation.
However I doubt if there is a waiting list , they have several of our property type currently advertised. However these are for completion in August ish. I have seen one plot reappear for sale 3 times as people reserve and then pull out or their chain collapses.
We will see next week.
Personally I think we are in a strong position.
Bring in dates by two weeks and we exchange next day , don't and we walk .
What I meant I was if your house can be put on the market & sold for the asking price in 4 days why are you being dictated to by your buyer.

It's usually better for them to get people in and get the money in the bank so I can't see them stalling on purpose. Ours was delayed by a month but that was because the house next to it was delayed so ours wouldn't be safe. Unfortunately you're probably going to have to work to them or walk away (but nose and face springs to mind with that second option!)0

Would you want to rush them and find they take shortcuts in finishing the house properly? We are buying new build and delayed by at least 3 months so I do feel the pain!0

Has everybody completely missed the point on the original post where it they have stated they have exchanged contracts on the SALE?!
If this is genuinely the case, you do realise you can't pull out without losing a lot of money if you can't get your own way with the developer (which tbh, you will not win).0 -

The sale of his property, not the purchase. He's saying he will pull out of the purchase. But, as someone else has pointed out, he will then still have to move out and find a place to stay. And pay a solicitor again.0 -
I think if we apply pressure , they will suddenly chuck some extra resources at the build and find a way of completing in our time frame.
The inside must be finished if they are painting this week.
if we don't they will quiet happily probably just have one man on the job in no rush.
Like all projects , you have to apply pressure at times.

Builder won't complete earlier - for the various reasons quoted. They also know you have invested time and money and won't walk away. They do this for a living.

Spoke to developer dales office today to say we would visiting them next week and it seems they are very confused on dates of completion.
The person in sales site office said beginning of March via computer.
Some paper work they get from site says 3rd week of March.
So where the middle of April came from via my last call ..shrug .
In my opinion I will visit them for a face to face and ask them to find out what date the legal team on their side will put on the contract (we expect to exchange middle of next week...we'll be ready to exchange).
The legal team will be fed info from the actual site managers and they will know. However I'm told inside is now complete and it's just landscaping left to do. Not sure how long it takes to pop a lawn down, throw down some top soil, plant a few shrubs and lay some tarmac.
Can't see that taking more than two weeks to be honest.
Anyway ball will be their court.
I don't see them personally risking a sales loss for the sake of putting some extra resources on the job and getting the garden done within our timeline.
Maybe they will ...that's cool with me. We have plan B and a new development near by with property available (aka plots available for occupation ). We had a tour of one a couple of weeks back.

You should have read through this thread...
Money invested is very slim.
£500 inc searches. This would be outweighed by having to rent a furnished flat or house for several weeks plus storage costs for furniture.
So we would walk away.
I could go into more detail on why our costs on this house purchase side are low , but your not worth the effort. Sorry.
