    A gas safety certificate? I'd have replied that if the buyer wants the boiler checked, he's welcome to send in his gas engineer to do an inspection. Just as he's welcome to send in a surveyor. Or an electrician.

    It's up to the buyer to check what he wants to check.

    As for Building Control certificate for the boiler, if it was installed 'years before...', then

    a) it was not required at that time
    b) even if required, BC can only enforce within 4 (I think) years
    c) a BR cerificate from that long ago would tell the buyer nothing about the state of the boiler now so is pointless

    Simply reply (or instruct your solicitor to reply): "the buyer should rely on his own investigations."

    When it comes to it, few buyers will walk away (and lose all the legal/survey fees they've spent) over something like this.
  • Ah, FENSA. A complete racket. You pay money to be taught how to put some screws through a frame and foam the death out of the gap.


    Short, no, you can just plead ignorance (or that they're pre-2002) or buy an indemnity policy.
