If you don't want to post a link nobody can give you an estimate of what it is worth. We'd need to see the link and look into the area and the current market in the area to compare and see if it is the price and what sort of reduction could help to sell it.
Although if you reduced to £80,000 it would probably sell quickly.

How have you got on OP?
Sometimes people go for an 'offers over' price, eg offers over £300k. That would help if it took it into the search result listings for people who wouldn't see it at the higher price, but still might have a few quid over the amount the search results give, eg their actual available budget might be £310 but the search results go to £300k so they tend to stick there.0
