If you are unsold after 8 months, then it's clear you're not offering something that's a bargain.
There's nothing wrong with that, because many sellers want a good price for their house, but such a stance comes with a longer, uncertain wait.
As you are getting viewers, there's nothing way out of kilter, but equally your house isn't coming across as something that knocks the socks off the competition once people see it in the flesh.
I see this all the time around me. Houses come to the market with plausible pricing, sit there for 9 months and then start having small amounts trimmed from the price. It's normal.
Equally, in the same area, which isn't a bad one, some houses sell in under 6 weeks. This is usually because of a unique selling point or a very competitive price.
Luck, good and bad, may come into house sales, but that's hardly news. Most people get their share of both, starting with the agent they choose, unless very great care is taken with the selection.
When a house first comes to market is a crucial time, as you've discovered, but no one on MSE can be certain that having a different agent would have changed matters for you.
The interesting thing is that neither agent have suggested we lower the price at any point in the process. We are not stuck on the price,we want to move and if it means lowering to sell quicker then that is what we should do but it is interesting that that has not been suggested to us by anyone except people replying above which I appreciated. We did sell in the first week but as explained our buyers house sale fell through which started the domino effect, same happened with the next offer accepted.
There was more involved with the first agent than I can go into on a public forum but suffice to say we are glad to have changed.

The house is not too expensive for people. it's just not nice enough for them, compared to others at that price.
If it's up for 200K then the people looking at it are looking at houses at 200K. They are seeing others that they like better. if anyone asks them, that's what they are going to say. They are not going to the trouble of appraising yours for value; they just like other houses more.
Dropping the price will result in different people looking at it. They might find it is the nicest 175K house that they see as they will be comparing it to a different lot of houses. But anyone looking at 200K houses is not going to buy yours, even at 175K, because they can afford something better and have seen something better.0 -

Indeed, and those things actually mean the price is too high. They won't say one room is too small if all houses at that price have rooms that size. The fact is other houses at that price have bigger rooms; therefore the price is too high. It doesn't present itself like this to the viewer though, which is the reason they don't say it. As far as they are concerned the house just isn't as nice as others. People, generally, don't look at a range of houses at different prices and choose the best value, they look at houses at 200K and choose the one they like best.0 -

I would rather they advise us as that's what they are there for, they are quite happy to advise of price initially so why not along the process. Thanks for your reply

If it's the price and given ours is on at £340k what would people recommend we reduce it to for a quick sale? We just want to get moving now and sell it. Thanks

If you don't want to post a link nobody can give you an estimate of what it is worth. We'd need to see the link and look into the area and the current market in the area to compare and see if it is the price and what sort of reduction could help to sell it.
Although if you reduced to £80,000 it would probably sell quickly.0
