  • Just checked the on-line progress checker and our solicitors have received our vendor's draft contract and all searches have been requested. Searches are estimated to take 21 days

It's all happening so much more quickly than I thought it would. Exciting... and terrifying :D

More FB selling required and quickly.

  • I read back through some of my first diary this morning - I seem to have been so much more productive in the past. It has inspired me to get on with things.

The new Dy$0n arrived yesterday :D I've charged it and tried it out and it seems so much more powerful than my current one - even though it is so much smaller. I will be giving it a thorough test later as more cleaning is needed today to be ready for the weekend guests. It is a portable and only runs for 20 minutes after charging, however, we have hard floors throughout in the new house so I think that will be adequate. It's very light and no problem to carry around.

The Estate Agents rang this morning. The surveyors are coming tomorrow to carry out a valuation survey for our buyers' lender. They also told us that the young couple who viewed the house, loved it but couldn't quite afford us, have asked for first refusal if the sale doesn't go through for any reason. They think they made a mistake not stretching to put in an offer. Lovely for us to know we have a back up plan if our buyers pull out for any reason. But I feel so sad for them :(

I have put a couple of sale items on FB. Lovely things but won't suit the new place so best to recoup some money from them.

The grocery shop has arrived and is a little under the estimate. Some substitutions mean I've got a bit more for my money too :) I am going to miss Waitr0£e - they don't deliver to the new place :)

Time to get the vacuum going :D

The surveyor arrived this morning and has left me feeling a little nervous. Firstly, he didn't know why he was visiting - thought we were remortgaging. Then said he was in a rush because he had a busy day ahead. Didn't know the name of our buyers or their lender so didn't know what was required from the visit - I had to tell him. He asked me what the cost of our building work was and then said he could add it as an asset for £10k less than what we'd paid as he thought it could have been done for that. It couldn't, it is bespoke work. He also asked what next door had sold for (isn't that part of his research?) and I had to tell him that next door was configured completely differently from our house and point out why ours was worth more. I'm a little nervous that he'll down value the house.

I've revisited R1ghtm0v£ and we are priced very reasonably for the area. Plus we effectively sold the house twice in four days. The house value sites are all showing that the value has gone up significantly just in the last month. Really hope he's not going to leave us with a problem.

I'm probably worrying about nothing. Just hadn't registered that the valuation was another potential hurdle to get over :o

The house is ready to receive so I'm having a sit down before supper is required. Surveyor has left me with a headache :(

Nothing a glass of wine won't cure I'm sure.

Happy start of the weekend folks

We had a lovely Bank Holiday weekend with the DS's. Spent a little more than we'd planned but I didn't use all the grocery shop so have been able to carry some of the menu plan forward and save on this week's shopping.

Friend came to pick up FB sale so I have £100 in my purse :D

The break has meant there's no further news on the house move but our buyer's should hear on their valuation survey this week. I spoke to the Estate Agents on Saturday to let them know I was feeling rattled so at least they have something on file if we need to challenge the results.

Cleaning, ironing and baking are on the list today. There are a fair few bananas sulking in the fruit bowl which I need to find a home for.

    Happy hump day!

Exchanged updates with our buyers last night and the good news is that the valuation on the house is fine :D So I was worrying about nothing :o They are having to provide accounting information to their lender as Mr Buyer is self-employed but they aren't expecting any difficulties.

Received a call from possible lodger family member last night. He wanted to confirm that our offer still stood as it's looking increasingly likely that he will join us. Happy to give a helping hand and it will give us a little extra regular income to OP.

Mr F left for a business trip this morning. He'll be away until Friday :(

I am lazing around... being lazy.

Hope everyone's having a good weekend.
