It is a commercial premises, not residential.
You will not get the protection of a residential tenancy agreement.
The Council will not force the landlord to improve conditions, nobody is supposed to be living there.0 -
who/what could force the landlord to pay the price of the extra money he pocketed without penalizing the tenants, expecially the ones in real need of a roof, that has been screwed so far? The guys are students and artists from all over the world. A civilized country should have, must have laws that protect the weak. Not just charities.0

If you cannot understand that, seek help from a solicitor who does understand UK law and can advise you accordingly.0 -

there is a saying in English: 2 wrongs do not make a right
the tenants are in the wrong if they live in the properties since that is expressly not allowed under the terms of their contracts, as these are commercial, not residential, properties. The fact that they are living there has no bearing whatsoever on the LL's right to demand the rent specified in the contract.
If you cannot understand that, then go see a solicitor who can explain UK law to you.0 -
They need to form a community and act as a unit with one voice.
with 100 people + their mates the gangster agent/LL will need some serious backup if they want to start getting people to leave.
Get it right and there is a chance there will be support from a local voice for the downtrodden maybe some local rag or radio station or other communities that already have a voice.
100 people living in commercial premises will not have gone unnoticed by the authorities someone is turning a blind eye to this situation.
as a group they could also start looking for premises more appropriate to living/working that they could take over, there must be quite a sum available with 100people all being able to provide funds.0 -
Would it be possible for all this people to go to their local council in Leeds informing it that they do live there, so different conditions will apply, like council tax instead of business rates, longer contracts with protection scheme...
I mean, would it be possible to force then the agent, for the fact that he knew the situation, to offer domestic contracts, safeguarding the position of the tennants and give them some legal rights?

I assumed London and had some sympathy, but there's plenty of affordable accommodation in Leeds and the surrounding areas and no need to be living in an art studio!0 -

Go ahead and inform the council, the people who are choosing to live somewhere they aren't allowed to live with be removed asap. Leeds has a wide range of very cheap bedsits and house shares for around £245 pcm.0
