Do I need to change Land Registry after marriage?

    It doesn't seem too complicated, a couple of forms to complete.

    Also need my ID certified by a solicitor and a couple of passport photos (not sure why they need photos, they didn't when we first purchased the house)





    A solicitor shouldn't charge you more than £5 to verify your ID.

    Any change of name becomes relevant when you next deal with the property e.g. sell/remortgage to name the most common.

    AS suggested providing the marriage certificate to confirm the name change when it matters is often sufficient.

    I'm not aware that we imply that by not doing so you may have mortgage problems although lenders will naturally be wary of any variation to what is registered as property/mortgage fraud is a risk we all have to consider.

    From our perspective we actively encourage people to ensure that the register is up to date. It is not compulsory to do so.

    Changing your name on marriage is straightforward as the marriage certificate is the key evidence. You do not need to provide evidence of id in that instance though. The ID aspect is required where you have changed your name by deed poll, stat dec or statement of truth so do read the online guidance carefully to ensure you are not doing something extra that is not required.

    NB - if you are changing your contact details then evidence of identity will be required

    If you are simply changing your name on marriage then you don't currently need to have your id verified so passport photographs would not be required. I don't anticpate that policy changing before 2018.

    You should submit an official or certified copy of the marriage certificate. Do not send the original as it could be lost in the post

  • Most people don't bother and simply supply their solicitors with their marriage certificate when selling or remortgaging - that goes to the Land Registry then and causes no problems.

    Our fixed rate ends March 2018, 3 months before the wedding so we'll be ok for a few years.
    But might as well do it when I change my name on everything else.
