Sad to say this is another example of the deterioration of Land Registry service to the public over the years. Since 1989 I have conveyanced the sale and purchase of my own dwellings at a considerable cash saving and noticeable increase in efficiency over solicitors and conveyances. The last transaction was notable for the deliberate obstacles put in our path by LR staff including cancelled appointments, unable to complete appointment business in the appointed time etc. All of this 100 miles away from our home for each appointment.
Currently my wife and I have been offered an extension to our flat's lease by the management company on very favourable terms -I.e. No premium, just our own legal fees. The company solicitor insists on an ID1 at a cost of £100 each (jointly owned). The Land Registry have always done it for nothing, but now they will only do it is the property transaction documents are submitted simultaneously. Thus we have no choice. We are eminently identifiable, Government ID and electronic document renewal, passports, electoral roll, driving licences, council tax bills and Uncle Tom Cobley and All, but we have to go to a solicitor (or conveyancer) and pay to access this public utility.
If the LR cannot gouge enough money out of the citizens the sale value will be reduced.0 -
Anyone know where I can get ID1 done for a reasonable price.
I work in central London but can get on a train/tube/bus if the price justifies it.
I've had a quote for £96 + VAT which is £115.20.
I cannot go to the land registry as the application needs to be done at the same time which is won't be in this case (this is for the local authority to hold alongside a deferred payment agreement for nursing home fees, they might never register a charge but want all the paperwork in place).
I cannot get to my conveyancing solicitor as they are not local to my place of work so it's impossible for me to get their during working hours without losing a days pay (I'm selling of behalf of someone who's lost capacity).
It might be unavoidable but is £115.20 the going rate? (that was London bridge so central London).0 -
I've just found somewhere that will do it for £10 - weird but happy.0
