What's the point of POA?

I occasionally see this when I'm browsing the listings on Rightmove and I'm just curious. What's the point of not stating a price? How can you negotiate without having an idea of the seller's position - and potential buyers don't want the hassle of making a phone call to the Estate Agent to find out it's out of their range, do they? (Or does the fact a property is listed as POA mean it's far too expensive and exclusive for anyone to ever afford? :rotfl:)

And how does not having a price listed affect searches on Rightmove?

There's one property in my search area that originally went on Rightmove stating a price, and then changed to POA - anyone who saw the original listing or who uses Property Bee will know what that price is anyway!

No connection to anything I'm doing - I'm just curious about the tactics here.

    Probably puts it at the top when looking priced low to high. Rubbish tactics really, unless its a 10 bedroom 10 bathroom 4 kitchen (one of each leg of the chicken!) mansion with 2 hut tubs.

    Sellers may not want neighbours to know how much they're asking. For very expensive houses EA may ask you to prove you would be a genuine prospective buyer before revealing price.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Rightmove actually puts it in the right order (the person listing puts a price but ticks to not disclose it), so you can get an idea of its price by looking at the listing above and below, its in that range. You can also expand your search to get more properties to narrow that range down.

    Usually with POA houses it's a case of "if you have to ask the price you (probably) can't afford it"!

    This house near us is a good example URL="http://www.rightmove.co.uk/property-for-sale/property-49455061.html"]link[/URL... realistically the sort of person who is buying a house like this isn't sat on the sofa browsing through Rightmove wondering if the vendor will knock £5k off the asking price and leave the tumble dryer.

    But Estate Agents like to have these kind of Premium houses floating around on rightmove etc as it enhances their brand and adds a sparkle of glamour to their usual stock of 3- and 4-bed suburban homes.

  • I don't get the 'we don't want the neighbours to know' angle - once the house is sold, they can easily find out what price it sold at.

    I can see how it could be part of a system to filter out time-wasters. But the EA still has to do whatever "vetting" of potential buyers is necessary to determine this, so can you not just instruct them to do this when you do list a price?

    This is true - and I certainly won't be buying the house I've seen listed :-)

    But if it was in my price range, I think I'd still be put off by not knowing the price without extra effort on my part.

    We've offered you suggestions, not reasons to support the use of POA and I think POA is counter productive anyway. People can be very funny about neighbours knowing their business, once they've moved, it doesn't matter, they're no longer neighbours.
