Landlord wants photos, viewings etc... can I refuse?

I'm only down to comment number 10....I am so happy for the landlord that you are leaving. Your comments about him being greedy for not wanting void periods is quite something indeed. You have zero idea of his financial responsibilities.
I suggest a period of getting over yourself! I think I read you were a teacher...hopefully not a social education one.
The financial responsibilities are nothing to do with the tenant.
All landlords should have contingency for voids in their business plans and should it try to inconvenience tenants just so they can avoid them.
Reasonable access for viewings is fine. Anything above that is not.0 -

LLs should have a contingency for voids so they aren't getting houses repossessed every time there's no income, but that's is not the tenant's concern nor advantage. The LL can try to minimise voids by utilising agreed clauses allowing them REASONABLE access. There's no suggestion that the LL is requesting more than that.
cf. Shops should have a contingency for slow paying customers, but that doesn't mean the customer is correct in paying later than agreed.0 -

I never said they were anything to do with the tenant; it is her attitude that is amiss here. The LL has only asked about a few, not so unreasonable things. Having been a tenant in the past, when leaving a property, I was pretty flexible over viewings etc, as personally I liked to leave on a positive note. As always when this sort of issue arises, everyone is like...OMG what does the contract say...what are your rights, all LL's are greedy monsters. I mean come on, tenant and LL just need to communicate in a friendly, uncommon as it is these days, human like manner.
Ah yes a business plan for most LL's
find a tenant, tenant pays rent, tenant gives notice, take steps to find new tenant as soon as possible to avoid expensive asset sitting on the job doing nothing.
That was mine anyway, and it worked pretty well.:p0 -

I agree, however she is paying her rent (I assume) does not have to tidy up, and does not have to alter her work/life to accommodate the landlord. Some people calling her dirty/messy are uncalled for , saying she is a princess for not wanting someone in her home she is paying for.0 -

Unfortunately, my world does revolve around me. That's how life works. I don't have to pander to a greedy landlord that wants tenants back to back in his property that doesn't have a mortgage... just to make sure he doesn't have a day where he's not earning rent.
Its none of your business that he wants tenants in straight away if hes got a mortgage or not, your attitude stinks. He has every right to rent it straight away, and to advise on viewings and photos.
I too am in the same boat, bought a house and I'm moving out end of this month, the agents kindly asked if they could take some fresh pictures, which I said yes of course and let me know when viewings are.
I too work 60+ hours a week 8-6pm and Saturdays but my pride would be to tidy up as much as I can and leave on a good note.

NO one said she had to, LL can come around when she's in. The only inconvenience woudl be, not wearing PJ's as apparently its mandatory fpr her to put them on the microsecond she comes through the door.

Offer a time that is convenient for you for viewings, e.g. an couple of hours on Saturday morning before you go out, and maybe one evening a week - remember the more you co-operate with the landlord about this the sooner he is likely to find a new tenant, and then you won't need to have any more viewings at all.
Have done exactly this, thank you for the wonderful advice. Asked for photos not to be taken due to me being mid-prep for the move. Obviously if he doesn't have the original photos I will have to allow him.
I've agreed to viewings with notice, with the view that by giving me more notice I'll be able to ensure that the property is in a less chaotic condition.
I've also booked a van for the weekend and have agreed with family that my already boxed items can be stored there - so that if there are viewings, there aren't boxes absolutely everywhere. And I can do the runs to the recycling centre/charity shop. Hopefully that will allow me to feel less stressed about viewings!0 -
I have to say that from the description of your home and the way you are reacting on this forum, you are not coming across as the model teacher we imagine for our kids!
When did anyone ever say I was a model teacher? If I want to be a !!!!!! in my own time, I can. Doesn't mean I teach my students the same.0 -

I asked if I was allowed to refuse viewings... which clearly I am not... thanks to those that have given that advice...
