So long as it's an all of market broker.
There's a lot of new mortgage companies out there I've not come across before and you want access to them all.

An independent mortgage broker can be more experienced in “different” scenarios than the ones that go through an estate agent.The broker I know often talks about being able to help people who have been told no by the mortgage people in the EAs
So keep that in mind when you talk to them x2 -

Thanks everyone. That's a really good point about an all market independent broker. We are just having a preliminary chat with the finance guy as the EA said he has access to the wider market position but we will see. If the deal he can get is better than the auto-bot things where you do a preliminary test, it will be better than I am doing on my own. Off to take your suggestion @SusieT and have a read of the mortgage board

@EssexHebridean thanks for dropping by. I'm surprised you have time with everything going on. Sorry to hear about your FIL but a good send off is important. Auntie's funeral has been watched on-line and there was plenty of humour and celebration of a life well-lived (she was 105!).
DH's eye is improving. He says there was an immediate improvement after the laser treatment last week. Once more he came home in pirate mode (arrh!) and went to bed with lots of pain but all OK from the next day. Today is the first day with no drops. One more immediate procedure (to remove the silicon oil) on 27th and then it will be 6 monthly optician checks for the guaranteed fast cataract growth.
Lots of preparation for sale going on here. Front garden has had all last year's dead growth removed (birds have other forage to those seeds now) and there is a lot of new growing starting to show. Back garden still a work in progress. Dump run this morning (we know how to live!!). A bit of undercoat/primer on a door. The paint was very thick and gloopy but as it is water-based I did the frugal thing and have thinned it down. So much better than the door I prepped yesterday. I might have to re-sand that. Must rush...
Oh and I can see (but not yet touch) the pending alternative fuel payment of £200. To their credit, the Sc Pwr people have passed it straight to my bank account (twinkle, twinkle) - I know some are finding it applied to their accounts as a credit and it is sticking there, needing them to contact their supplier (good luck with that!)Save £12k in 2025 #2 I am at £4863.32 out of £6000 after May (81.05%)

Disaster! - averted at 6pm. The aga began to cool yesterday. I should have realised when my toast would not brown. I pulled everything out of the cupboard with the fused switch and I could see the cover was cracked. Once I had prised the fuse cover off I could see it had burned out so that was the end of my endeavours to fix it. I rang the electrician and he came at the end of the day.
We were appalled that the switch he had replaced last year (that had a cracked cover) had cracked again, and burned out inside, blowing the fuse (doing its job) and we don't know why. He sniffed it and I asked to as well, and I commented I had smelt that smell in that cupboard about three weeks ago. Apparently this smell (sort of fishy) is an indication of a switch overheating and that had been happening for a few weeks. That fitted with what I smelt, and the approximate timing. We got all the aga installation paperwork out and checked it. It runs off a dedicated 20amp spur and the book says it must be minimum 13 amp dedicated spur. All the wiring is correct for the appliance. Maybe the element is going to fail (not helpful, if we intend moving).
Anyway, with the reassurance that the switched spur did its job he replaced it, and then checked the draw. It was 5 amps, so working. This is consistent with the usage being about the same as leaving your iron plugged in for winter, which is what the original brochure said (18 years ago). I'm aware that this relatively old model (one of the first all electric ones that does not need regular servicing) costs well over twice as much to run as a new one. Anyway, it is back to temperature this morning. Stuff to ponder. He will email his bill and I gave him a jar of summer honey. He was happy and so am I!
In more money related stuff, we are due to meet with the EA finance guy this afternoon. No contact from the photographer (we are painting things and filling holes, and tidying if not decluttering much) - not a problem, but also no word on anything else, like the right price for the other house. Quite relaxed about this as we have masses to do, and it has been on the market for ages at a price it won't sell at.
Dump run went well. Feels good to get rid of junk (a broken hose-reel, a leaking oil filled radiator and loads of broken glass from wind-destroyed previous greenhouse, together with three aggregate bags of garden waste. We do not pay for a garden waste bin.
From there I went for fuel. I elected not to drive the 20 miles round trip and spend £35 in the second closest Morries to get 5p off a litre, but I did elect to not buy in the next village when the price was 166.9ppl (derv), so I looped round and paid 159.9ppl at the tiger garage on the trunk road.
I felt slightly smug until I went out last night! I think I spent most of the savings when Google Maps took me on an abortive route to last night's meeting - via two road closures on the way there and a hack for four miles on a private farm track to be told to make a u-turn in 300m at the end of it. I was over ten minutes late. Then the trunk road was closed on the way back and I knew there were closures but google maps did not. I knew the detour but had a running commentary for 2 miles while it tried to turn me round. I could tell others were lost on the detour and at least two crucial signs had been knocked into the verge so people could not see them in the dark (like me, earlier in the evening!). Crikey, an eventful day there SL! Worrying about the unknown issue with the aga power though.
While I hate the actual going to the dump, it's always a cathartic experience and leave me feeling good (sounds a bit like exercise!). Always good to reclaim the space (physical and mental).Mortgage free 16/06/2023! £132,500 cleared in 11 years, 3 months and 7 days
