House Sale - Buyers trying to make a claim - HELP!!!

    Just hope im not in for a battle in the near future with them, its stressful enough moving house without someone trying to get you to pay for their bills

    It is stressful all round. See my other post and see if you can do them a good turn by helping them troubleshoot the problem. Much better than having an ongoing dispute.

    They have probably hung a picture up and put in a nail or screw and found one of the wires!

    While I agree that this is a lovely idea, it only works if you have lovely, friendly, reasonable buyers. If OP did anything like this, she'd be spending the rest of the year going round there to cut their grass, clean their carpets and fix their roof.

    As for a "14 day cooling off period"....words fail me! :rotfl:

  • Daisy chain you have my sympathy, we moved last year, and about 2 months after moving out, our buyers phoned to say they had a problem and were asking if we'd make an insurance claim for them, I was stupid enough to enquire with our previous insurer's to ask if this was possible (it was) but I was glad I didn't give them the go ahead, because after I came on here looking to see if anyone else had ever had a similar situation I found a post from our buyers calling us all sorts and accusing us of knowing about the issues (we didn't) I then spoke to a solicitor who advised us that the buyers had no legal case against us and it was now their house, so their responsibility. I don't think they even know why we said no to helping them but if I was you I wouldn't help your buyer, their just after someone else paying for their own problems and don't feel guilty about it, they are the one's being unreasonable.

    As has been pointed out in the replies my dear they have absolutely no case whatsoever.

    I would also be inclined to troll them just to show them how ridiculous they are and send them a new light bulb in the post.

    The trouble is that anybody can bring a court case, even if they haven't got a leg to stand on. It's just a matter of filling in the forms and paying a modest fee. Defending it is still a gigantic PITA. So, provoking them seems a really bad idea.

    I have recently bought and sold a property and yes we had 14 days to report any faults BUT we are in scotland.

    The 5 day period to check things work ok in Scotland still has an excess of £300 or something like that, so this still wouldn't support them.

    You won't have a battle on your hands. Just ignore.

    I would be tempted to send a simple reply saying that the lights were on and working during their viewings, were working upon exchange, and worked the day of completion.

    That is it. Nothing more. Just sign it.

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
