House Sale - Buyers trying to make a claim - HELP!!!

I am desperate for some advice as to where I stand. We completed on a house sale nearly 2 weeks ago and only now are the buyers are trying to lay the blame on me that their upstairs lights are not working, and are wanting me to pay for their electrical repairs. they have been told by their solicitors they have a cooling off period which is 14 days??? I have never heard of this before and neither have my estate agents


When we moved out everything was working as it should be and I have explained this to the estate agents. Im extremely upset that the blame is being pointed at me by the buyers. they had a home buyers survey done as well and everything came back fine on that.


Please can anyone tell me where I legally stand on this?

    14 days, are they having a laugh! Get them to talk to your solicitor.

    Electrics very rarely go wrong, imo. They go right when they trip as they are keeping you safe. Do you know how old yours are? It sounds like they aren't ancient if upstairs lights are on their own circuit.

    A homebuyer's doesn't really cover electrics. If they wanted an electric report, they needed to get one.

    No one intentionally lives with no lights upstairs so I can't see how they could reasonably argue that it was something you knew about and hid from them.

    It's probably something they've plugged in or connected themselves.

    The concept of a cooling off period has absolutely nothing to do with buying a house.

    I strongly suspect that your buyer has not taken any advice from their solicitor. It is more likely that the buyer searched on google for anything which looked remotely relevant and has got completely the wrong end of the stick.

    I'd tell them to jog on.
  • I agree. I know they aren't living in the property at the mo as they are waiting for their rent contract to end. They have contacted my solicitors who are conveyances and they have said that they don't deal with things like that as they only do conveyancing. But they did say that if they tried to claim it would cost them more in solicitors fees than it would to put the electrics right.


    ive been onto my estate agents and they have never heard of a 14 day cooling off period, neither have I for that fact.


    I just don't get it, everything was working fine when we moved out. they property I have bought the built in cooker doesn't work but ive not gone ranting demanding I want a new cooker off the seller.

    Perhaps the buyer bought online and the seller then delivered using MyHermes :D

    Just ignore them. Block their number.

    lord knows if they have changed the light bulbs. wouldn't mind but I left loads of stuff for them, including a bottle of processo. they are so cheeky

    I take it you are not in Scotland but are your buyers Scottish? In Scotland we do have a short time period where the old owners are still liable for repairs and maybe they don't know England is different.

    "Conveyancing" though includes the contract you entered into, which either did or (probably) didn't include a warranty about the electrics, so presumably they can advise you where you stand?
