Is it sensible to find out about a viewer before deciding to show a house

The fact that someone has the funds available does not mean they will offer you what you want.0

Agree with others - you can tell your EA to say "offers over...". You could even ask them to warn viewers that you will not accept offers below.
Don't accept re-scheduled viewings after cancellations (unless the buyer is sincere and the excuse is genuine) - they obviously weren't bothered enough to stick to the arrangement. I made the mistake of allowing one idiot to re-schedule two further times and then on the day of the third booked viewing, he phoned the EA that morning to ask if there was any point in his viewing when he'd be offering £50k less! Why the hell didn't he say that before booking the first viewing? Total time-waster!! So I had cleaned and polished to "showhome standard" three times for him and for nothing. In the couple of other cases I allowed cancellations to be re-scheduled, they didn't offer and were obviously more interested in other properties which is fair enough, but I'd rather they didn't waste my time.
By the time your EA has shown the viewer round other properties, they should have a good idea how serious they are and whether your property should be a good match for their requirements. Make your EA work for you.0 -
Good grief!It seems that it is a best practice where I live to check the facts the buyer tells before removing the property from the market. If you make an offer but is unwilling to show the proof of funds, your offer will be accepted but the property will stay on market. Your FA/solicitor works for you. Why should I believe you or your FA?
1) I said "before/during price negotiations" yes afterwards I'd expect to confirm I have the funds agreed (but still would not reveal my total assets!) before the property was removed from the market.
2) "Your FA/solicitor works for you. Why should I believe you or your FA?"
Come to that, why should you believe my mortgage lender, or my bank statement........... What confirmation do you want? My annual tax returns direct from HMRC? My employer to write to you with my salary?0 -
In the current market, there are more properties then buyers, in my opinion.
If I was in the market and looking around for a potential property and I came across a some one like you I would just move on, wouldn't even bother responding.:jTo be Young AGAIN!!!!...what a wonderfull thought!!!!!:rolleyes:0 -

While I agree with your reasoning, which has obviously impacted you, if we did this, we would have lost a buyer. We had a viewing booked, and they never showed up, no notice / reason provided.
A few weeks later, the EA arranged a viewing and sent the usual confirmation, when my Wife recognized the name, she went through old emails.
We requested the EA do the viewing, so we were not impacted. An hour later, we received an offer....0 -
Where did I say I want to see your total assets? I am not interested at all. However I would like to know how quickly you can access your funds, are they in instant access bank account, are they coming from selling the other house, are they coming from divorce. It is not enough to say "I have/will have funds", the speed you can access the required funds matters as well.Good grief!

To give you an example. Part of my savings are stored in USD. When I showed that to an agent, they took into account the posibility of USD collapsing and used a very unfavorable rate to make sure that I can proceed even if USD collapsed. That is prudent. What solicitor (that works for you) would write in this case? That they "saw the proof of funds" which is true but does not give a full picture.0 -

Then you can ask them to clarify. But it's still not the full picture if you don't know what liabilities the buyer has, whether they're planning to spend the money on something else before buying your house, etc etc. You have to draw a line somewhere.0 -

I know that some viewers have no intention of making an offer, they just want to look at other people houses.
I don't know whether this still happens, but it happened to my parents in 1963! Their rather basic pre 1914 end terrace house was on the market and 2 well spoken elderly ladies came to view, who didn't seem to be the type who would want to buy a house with the only WC outside (it was detailed in the agent's particulars.
The agent later told my father that these 2 ladies were viewing virtually every house that came on the market (very, very few houses for sale in those days). They enjoyed spending their time looking at houses and had no intention of buying.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
