  • as your proposed is extension is going to be larger than half the width of the original house my view is that you would need to apply for planning permission.

    is there a reason you dont want to apply for planning permission?

    But it isn't a side extension and therefore it can be more than half the width of the original house!

    This is only winding me up because it is such a no-brainer. These are bread and butter extensions for any architect or jobbing builder.

    the fact that it's a shed load of work for no reward (if it isn't actually necessary), perhaps

    OK....

    So I may have given you all a bum steer here; spoke with the architect again and they explained that the garage (which I didn't show on previous sketches) is classed as a side extension; as the kitchen extension connects to this BOTH the kitchen and garage are classed as a REAR + SIDE extension.... so apparently anything I add to this needs to comply with the requirements of both the side and rear extension rules. PLease see updated image (apologies if I should have shared the garage previously - i didn;t think it relevant as.... well.... its a garage!)

    lol - sorry; i didn't think it relevant as its a garage; while its stuck on the house its not really part of it

    my ignorance on planning

    That said i still think its ridiculous given the extension I want to build does not protrude beyond the original width of the house

    Yes, that needs planning permission. It isn't the same rule that you were quoting at us either. It is side and rear to the original square house.

    The idea of extensions is usually that they are submissive to the original house. You have something that will be large and not particularly submissive, as it has the ability to change the character of the house, which is why it needs to be assessed.

    OK - fyi the architects who disagree on this have both been to the house, both seen all building s, both have full drawings

    They still disagree

    Does seem daft as what I'm proposing to add is pretty minimal
