Check a studio Price in Norwood Junction / Safe in the night time

  • I'm a single woman who lives in Woodside Green (bottom end of South Norwood) The area has improved since I moved to the area in 2011. Its defiantly getting the Crystal Palace overflow effect. There is some gang activity on Portland Road but I've never felt unsafe coming home late on the train and walking down Birchanger road. I also take my little dog for his bed time walk late at night (often past midnight) again I don't feel unsafe.

    That said 250K for a studio seems high for the area, I've just remortgaged and had a conservative estimate of £275K for 2 bed flat over looking the Green (admittedly slightly further from the station) 1 bed basement flat in my block (it did needed completely gutting and start again) went for £185k in October but has its own front door, and patio garden

    Like Soundgirl, my worry about this would not be the location but the property and its price. Helptobuy sounds good in theory but it actually helps shore up the developer's profit margins. If it is overpriced (and I think it probably is) then at a later date even with a good market you will struggle to sell; if the market goes flat, this sort of property will be even more difficult to sell on.

    I'd also avoid buying in the Portland Road area. When I was looking for a property a few years ago, I absolutely hated Portland Road. Was never quite sure why, because other parts of Norwood seemed fine.

    I loved Woodside Green. My boyfriend lived in Anthony Road in the cutest little house.

    The area is defiantly on the up. Woodside is lovely and short walk into Addiscombe and Antic Pubs have moved into South Norwood

    I just don't even know where to start with the madness of London property. Basically a hotel room with a balcony for a quarter of a million pounds. I'd have a hard time swallowing this if it were in Knightsbridge, but South Norwood (Let's call it Norwood Junction because it sounds posher) is just beyond crazy. If the government hadn't told the banks to lend the money or else (HTB) I doubt you would even get a mortgage on this.

    My opinion for what it's worth - run away as fast as you can. My parents sold their 4 bedroom semi detached house a few miles up the road from there in 2004 for £280,000. Regardless of whether I am right or wrong about a catastrophic property collapse I have reached the point where I wouldn't buy now even if I had the money. Utter utter insanity.

    Nobody has mentioned the football crowds yet. Cargreen road is very close to Selhurst Park, home of Crystal Palace, and could well be used by fans. Now Palace are currently in the relegation places of the Premier League, but whether they stay up or drop to the Championship, there will be a lot of fans using the station on matchdays, which are not necessarily Saturdays at 3.00 in the PL, but will mostly be Saturdays at 3.00 and a few mid-week days a season in the Championship. Because parking is so difficult in the area* a lot of fans use the trains, and for some matches the police will escort fans to and from the station in separate groups. How this affects local residents I don't know, but could be quite intimidating..

    I haven't been up there for several years but there were no decent or useful shops in the High Street.

    OP I think you should be able to do better.

    I lived right by the stadium for a bit. It was okay, interesting. I didn't have a car back in those days but the boyfriend would never drive in that direction on a Saturday! The most inconvenient thing was that Sainsburys would be shut. Is it still there under the stadium?!
