Check a studio Price in Norwood Junction / Safe in the night time

Hi,

I am a single lady who is about to live and buy a studio flat on Cargreen Road in Norwood Junction area. Do you think 250 K per a new built studio without a bed room is expensive? They have just toilet/shower.

I usually finish work at night. Is the area safe in the night? My property is 5 minutes from the station. From the station it is in the same way to High Street

Are they many youth gangster in the area?

    I think you could get something near the station in that area that is bigger than a studio for that amount of money.

    To be honest Norwood Junction doesn't have the best reputation, though not the worst in Croydon either and the crime stats posted above don't seem alarming. Cargreen Road is very convenient, just round the corner from the station and the shops.

    I've had the feeling the area is improving over the past few years, but I recommend you visit around the time you'd be coming back from work and see how it feels to you.

    I grew up in Croydon and know the area well. You are a worryingly short distance from South Norwood which was pretty much an no go area after 9pm when I was a kid - stabbings, shootings, all sorts of gang related stuff. Now obviously London is slowly being gentrified and it has been 15 years since I last lived in the area, but the thought of spending a quarter of a million pounds for a studio anywhere let alone here just jumps out at me straight away as being a terrible idea.

    If you have your heart set on owning something regardless then you can get a studio flat in a much better area for the same money. Is there something in particular about this studio that has caught your eye? Is it close to work or near to family or something?
  • Thank you very much. I reason I took this property is because it is on help to buy scheme. I pay just 5% deposit for it.
  • I love the area because it is close to central London. I have checked other areas . They are all expensive. The property I am talking about is the one I like as I can buy it with Help to Buy scheme, by which I pay 5% deposit.

    I could have written the same reply.

    I rented in S Norwood when I was young and fearless. Feedback from people is that areas like that are worse than they were but it might just be that we've grown up and developed fear. :o. Certain roads are better than others, obviously, but a studio flat in South Norwood was never on my wish list.

    When we bought, we could have had a house there instead of a flat elsewhere. We opted for the flat, even with a child.
    Everything that is supposed to be in heaven is already here on earth.

    About 3 years ago, I walked from a nearby restaurant to Norwood Junction Station. Groups of excitable young men standing around. I've never felt so uncomfortable (scared in fact) anywhere else in Greater London.

    At the very least, as you asked for advice, listen to what people are saying here. 5% deposit is not sufficient reason to enter into this contract. The important thing is location, location, location.

  • It would be fine - especially that close to the station. Grew up in Richmond, had first child living in Upper/South Norwood and now live in Croydon - unless you're in a gang yourself I really wouldn't worry. And, as you say great transport links.
