Keep the email as evidence in case they try and blame you and keep part of the deposit.

Think about that side of things. If you don't help him out, he's got his own referencing to pay, his own six-month minimum rental to pay, a second house move, all those extra costs. You will be saving him that - and more.

I'd say 3 months rent and £500 removal costs and deposit back. You hold all the cards. Agree to leave end of March.0

Does £400 even cover the cost of referencing and moving? When would you receive the money or are you expected to deduct it from the rent?
I don't think your landlord is bad necessarily more totally clueless from his comments about you having to be out at the end of August or being happy with 3 months notice from you.0 -

Or the LL rents elsewhere on a temporary basis. Then he'll have the rent coming in from the OP to spend on his own rent. It's a bit hard to organise a rental from overseas, but a friend or family member can help with viewings. It's not a total disaster.
There's an upper limit on how much the LL will pay to break the contract. He's not totally over a barrel.
If they don't reach agreement, the OP gets to stay until August, but then no LL reference and a LL who is going to be really picky going through the checkout inventory.No reliance should be placed on the above! Absolutely none, do you hear?0
