Artex removal (not cover up) costs.

I am buying a house, the valuation has come back and said the ceilings may have asbestos in them.
I am a bit anal when it comes to asbestos, especially when my girlfriend is pregnant and we will have a baby growing up in the house. If there is a leak and the ceiling caves in for example.
I am trying to find out how much it would cost to remove the lot and put right. 3 beds, 16ft living room, bathroom and kitchen.
Obviously I will get it tested first but I am just tring to budget for worse case scenario. I would rather do it before we move in as the carpets need to go and the rooms need decorating so it would be the best time.

Personally I suspect the process of removal will be more of a health danger than covering over it.0

If you have a water leak you will be OK because the asbestos (if it is there) will be damp and is quite safe in that condition. It is airborne particles that are the danger as you can breathe them in. Hence it is usually recommended not to disturb asbestos. When was the house built as that might help determine if asbestos was used or not? Your idea to have it tested first is the right way to go.0

It would be cheaper to deal with your paranoia first.
Asbestos in artex is very low - under 1& and it is the least dangerous type. You have more chances of the moon landing in your back garden than getting asbestosis from it. Removing all ceilings from a house by an asbestos removal contractor will cost many thousands. Then the cost of replacement, re-plastering and then redecorating. Allow northwards of £12kEat vegetables and fear no creditors, rather than eat duck and hide.0 -

Agreed. And in the unlikely event there is a water leak that results in the ceiling collapsing, the insurance company would (should) pay for the asbestos removal if there is any.Her courage will change the world.

I see you paranoia I felt the same about a property but the volume of dust getting into lots of places regardless of how much you think it has gone put me off stripping it out and if it is skimmed and undisturbed I suspect the risk would be less.0

A valuation would probably say that any artexed ceiling "may" have asbestos in it - why not pay a relatively small amount to have a few samples tested so you know exactly what you're dealing with.0

A company doing it properly will still get particles of it in every little part of the house. It's really not worth doing.0
