MBNA- Will they update my report for me!?

Just about to put in a mortgage application, I paid off my credit card a at the beginning of the month but my report still shows a 4k balance. I have no idea if this could have any effect of my mortgage application but I would much prefer to put in the application with 0 debt. My mortgage advisor told me they will take anything into account that's on my report paid off or not.

Do you think if I phoned them they would do a 1 time update to my report out of courtesy? Long shot I know!

  • I doubt it. But you can simply provide evidence that you have paid off the debt to satisfy the lender.

MBNA always update my report a few days before the end of the month (usually between 26-28). Have you checked your report - what is the date of their last update? Could you wait a week or 2 until it updates before putting the application in?

Or as zx said, most lenders would be satisfied with a statement from the lender showing a zero balance.

Yes mine normally updates around this time also but this month shows the 03/01 which is a bit long to wait. We can certainly wait a week, possibly 2 but not 3!

I wondered if lenders see a more up to date version of what we see? I would of thought if I can prove there is no balance on my card they would accept that but my mortgage advisor tells me they use what is on my report. So not sure on that one.

I'm relatively confident the application would go through anyway but if there's a small chance it may not because of this I would rather it was shown as clear on my report before the application goes through.
  • Are you using a real mortgage advisor or an estate agent one?

Ah. You'd probably have been given better advice if you'd used a proper advisor, rather than either of those two.
