267 properties have come on here since boxing day 7 have sold. There are many reductions on old stock but new stuff still coming on at silly prices and not shifting. I was invited to 2 open days 21 Jan and I said no I couldn't make it and both offered me same day viewings immediately I said no!! It only takes one seller to take a significant hit to influence others and so I am waiting now until at least April when A50 will finish the job0

I work in property Have done for 14 years There is a definite shift happening Nothing selling at all from before Xmas either in fact post April SD changes it dropped significantly and after June 23rd volumes fell further. I am not deluded at all. I have bought and sold 17 houses and renovated them and whether it falls or rises doesn;t really bother me but I am just reporting here what I am seeing. If you are thinking of cashing in its too late
I put a flat on the market in early December, it was sold in about a week for the full asking price, it was a record price (£475k) for the block for a 2 bed (good news because I have 3 flats in that block). The flat needed modernising through out, I'll put a link up when I have exchanged.
