Can you purchase a house without NI Number?

Why will the transaction be delayed? As davidmcn has pointed out, you do not require a NINO to purchase a property. If you are going to let the property then you will need a NINO for the rental income but that's separate to the purchase. You could go ahead with the purchase as you are whilst getting the ball rolling for letting.0 -

so if the property purchased, which is rented out I would need to apply for NINO and provide it and pay the 3% stamp duty for buying a BTL purchase. if I purchase an empty property I would not need to provide a NINO?0 -

The rate of SDLT depends on whether or not you already own other property, not whether you have tenants in it. In any event, you don't need a NI number to complete the purchase, but may need it afterwards.0 -

Isn't this logged about being a 2nd home owner through HMRC? It would be my first home purchase - so would be classed as a first time buyer.
Has anyone been through the conveyancing process and know what the procedure would be, if NI would be needed after the completion?0 -

If it was a 2nd home, then would this be logged about being a 2nd home owner through HMRC? I am sure they would automatically know and stamp duty would apply automatically (in this case it would not, so NI would be required). However, on this occasion - It would be my first home purchase - so would be classed as a first time buyer.
As a first time buyer under £40k stamp duty would not apply so i am under the impression that NI would not be required. Has anyone been through the conveyancing process and know what the procedure would be, if NI would be needed after the completion?0
