    If your going for a timber shed get one slightly bigger than you need because you got to take into account insulation which could take around 20% of the space inside

    If you insulate then remember when you put boards over insulation where beams are so you can put shelving up

    2 sheets of osb board are nearly £32 meaning your insulation on those panels has cost £10 you couldnt make them for that

    That's true however the 8x4 sheets are £60 each and you need to up your post size to 4x4. It also depends what internal finish you want. If its plasterboard or some kind of cladding you can do away with the internal osb sheet. A full sip panel will also be in the region of 50kg which if you are building on your own can be a bit unwieldy. There are some positives, they are quick to install and they do deskill the framing but I guess I comes down to personal preference.
    Some people don't exaggerate........... They just remember big!

    but once you have your roof on the sheet i have suggested with a flat roof you can take it right up to the boarder line of your property and still under 2.5 for permitted developement . Also you dont have to use 4x4 posts you can trim the lip on the sheets and use 4 x 2 and with osb both sides gives solid fixing to anything that needs to be fastened on after the finishes have been applied rather than depending on studs or plasterboard fixings .

    if your ground is no too wet and the watertable lowish. you could also dig down a few feet, lay your new foundation on a pond liner on top of sand and have a sump pump too, just in case. and the bit sticking out the top can still be 2.5m?

    just a few questions
    are you putting power in the shed ? have you worked out how ?


    I've made 2 12 x 10 wooden sheds last few years no power to them
    got the loglap off ebay, and the main timbers secondhand,
    sloping roof (just easier) covered with EPDM rubber roofing (costs a bit but worth it)
    fitted with old UPVC doors & windows
    built it on 9" blocks to raise above the grass/ground level
    think they cost £600-800, not cheap but they are size & shape I wanted to fit in that part of garden
    think they cost about

    Ive just had this built in our back garden

    I have no access to the back of our garden and all the wood had to come through our front door > living room > kitchen and it wasnt too bad. longest piece was 5 meters

    I'ts been built on short stilts about 8 inches off the floor to allow for air to flow. both the floor and roof are insulated but not the walls. Electrics and Decking around it should be going in soon to finish it off
