we've already agreed to go £7,500 under asking price for them and throwing in £1,000 worth of free stuff that's only a year old. So no we are not willing to budge for them.
So applying that to the fact the valuation says your house is worth what it's being sold for, you were asking £7,500 too much for it? And if the stuff (white goods) cost £1,000 to buy a year ago, it certainly isn't worth that now. Try selling it and see what it's worth.
So there's no need at all to be peeved that you are selling under the asking price, it was too high. Otherwise, had you advertised it for a million more than you finally accepted, would your argument be "hey we've already dropped a million we aren't dropping any more".
None of this says you should drop the price, but it's certainly not saying to me that you are being treated outrageously. I'd just be careful there wasn't a second attempt just before exchange. I'd make it very clear that would be it, should you drop..
So certainly don't get hung up on your AP.0 -
UPDATE
So we told them to take the survey to the estate agents. This has been going on since 27th December 2016. They said they were busy and didn't have time but wanted to book a third viewing. We said no and questioned why if they could view our house again why they couldn't also drop the survey off at the agents at the same time since its 2 mins drive down the road.
They finally agreed to take the survey into our agents on Saturday. But didn't show up. We have been left in limbo all weekend. We've now given them an deadline that they have to decide by tonight if they still want to buy it for the agreed price or not otherwise we are putting it back on the market.
seriously what jokers - 14 days this has been going on for now!!!0 -
I would be amazed if they go ahead, you might be better off in the long run if they don't!0

If you feel confident that your house will quickly and easily attract interest if it were remarketed I'd be tempted to tell them to do one now. They sound like more trouble than they're worth0 -
I'm surprised you let this go in for 14 days.
If there is plenty of buyers in your area, then I would have just said no to their reduction and given them 48 hours to continue at the original price otherwise you will put it straight back on the market.

It doesn't sound as if this sale is going to complete with these buyers. So now might be a very good time to put the house back on the market?0

I honestly have no idea what their game is?! But that said they have their mortgage offer, searches, paid for survey etc and the transaction is more or less at completion. So pulling out is going to cost them!0

The agents let them know about it this morning at about 11am
So why exactly they haven't been able to telephone back in the meantime is beyond me0 -
Maybe they are considering your ultimatum and trying to decide whether to proceed or drop out? Maybe they're at work and can't discuss it with each other at present.
You appear to demand instant decisions on things.

demanding an instant decision would have been demanding an answer from them on 27th December 2016. We also told them that we would not accept any reductions on that date.
We have been more than reasonable and the above comment is just not true or accurate.
We are stressed out about everything and its not fair.0
