    Returning to this post after a bit of getting a life (aka Christmas shopping...)

    If as you say, the surveyor was a bit more thorough than the average for a "Homebuyers", lets hope your buyer isn't up to the same strategy as one of ours a few years back. They sent in a surveyor who was obviously a mate, and then presented the findings, in incredibly picky detail, to try to argue the price down by £20k or so... this on a 100-year old house...

    We held out and discounted £7k or so for some genuine wood rot... but my wife wanted to tell em to go forth and multiply!

    I'm sure yours won't be like that... but be prepared to haggle

    That's awful, surely that's not ethical and they could get into trouble with the professional body that regulates them!

    Houses in our area are quite cheap (below 70k) so there's not much further down it can go so I hope this isn't the case with my buyer
