Pushy sales office - New build - Advice

It'll be the Persimmons Group's (of which Charles Church are part of) end of financial year. They will want it completed so it will be included in this years accounts.
They cannot force you into the house, but they will be very pushy. It's also a reason to take care with snagging a house around a builders year end as they are more likely to be rushed to be completed in time.0 -
Just remember that they're unlikely to pull the plug if your solciitor can confirm to their solicitor who close you are to exchange/how far through the process you are.
There's nothing for them to gain as they'd have to market the property again, then start the whole conveyencing process again.0 -

I thought as much. Thanks for confirming. The funny thing is the person who actually sold us the house was only a stand in whilst the usual lot were away. She was lovely, the regulars not so much.
I'm pretty sure I heard tea being spat out when I said we were unlikely now to complete on the date that they wanted although if they actually spoke to their solicitors they'd know that0 -

As previously stated, these people have no desire to interact with qualified individuals. Because frankly they haven't a clue.
Tell them it'll be the new year. End of conversation.0 -

be careful OP.
when you reserved, did they include a December completion as part of the deal in the documents (its typical in near year end reservations)?
If they did you might find the deal pulled if you dont complete.
I have seen it happen, and they would be within their rights,

Price/incentives based on a completion by a particular date which if not reached will see the property go back on the market at a higher price.

I'm hoping that it won't as we've done everything in a timely manner and can't help the chain delays. Besides it's not like it's going to be delayed for months more likely a week or two.
If they do decide to pull the incentives or put it back in the market at a higher price then we'll have to seriously consider wether or not to go through with the sale as we will have nothing left in the contingency to cover the difference.0 -

How can the OP be careful? They're not in control of the chain.0 -

by not walking in and issuing ultimatums or absolutes, if they talk to the sales team and play their games they are more likely to let the deal slip into next year without pulling it.
part of the conversation in the head office will go "this customer was a pain in the @rse and didn't complete, and didn't even seem to try... deal pulled!"
walking in and saying
"Tell them it'll be the new year. End of conversation."
will only get their backs up, even though it's true.
going in and saying "is their anything I can do to speed it up, any hoops I can jump through, we really love the house and just want to get in before x-mas!" is a much better approach.0 -

You're missing the point. The OP has no control over the matter.
It sounds like CC are being a right pain in the arris. That wouldn't endear me to kissing theirs.
If they want to pull the plug they will do regardless.0
