Unable to pay 6 months rent in advance

Rental agencies ....god damn them!:mad::o

I moved into a flat a year ago with a friend. For some reason they were unwilling to let me have the place because of my wage (i was in a good job with bad pay, now in a very good job with very good pay) I really wanted the place and was told that anywhere I went would likely have a problem too.
I had initially e signed an agreement but was told I would have to sign another one for the amendmend amount of six months upfront. For some reason they could not send me this electronically and required me to come in and sign it in office.
There was a piece of paper waiting for me when I got there, she told me its just for the six months up front, so I signed.
I am totally aware of it being silly to trust estate agents and also not rereading the agreement and signing. It does state paying ever six months up front.

Now, I could do this when we moved in. 6 months ago they requested the amount again but said I would struggle, I managed to do this along with help with close friend. Now I am without savings and really only surviving month to month. I can totally pay the monthly amount but paying 6 months in advance is not an option anymore. I just want to know if I have a leg to stand on in all this or if there are avenues I should explore.

I sent an email explaining all this to the agency and they said I still have to pay six months in advance or I will be taken to court or debit collectors will be involved. They really dont want to help me in this situation at all.

I have started to pay my rent monthly while all this is going on (i have paid two months thus far)

Any guidance would be helpful

Debt collectors and not in arrears, how does that work! Hope someone comes along better advice on how to proceed.

If you can afford the monthly amount i don't see the problem?!

If they're that bothered about 6 monthly payments just stick it in an account each month then pay them every 6 months.

I know right!? Thats what I dont get.

I would stick it in an account and save but kind of got on top of myself now where I be paying six months behind as opposed six months ahead :/

Last half of the years really destroyed me financially. Explained all this already to them but they wont budge. :/

Well really the question is: Where's the rent gone? If you paid upfront, then for 6 months you had excess income, which you should've been saving.

Well strictly speaking the OP is behind in rent as the agreement is 6 months in advance.

Hasn't it naturally evolved onto a rolling contract now? Can't the OP just say no thanks, I'll just stick with it as it is without it being under the demands of a new agreement?

  • What does your tenancy agreement say and what does the piece of paper you signed say?

You could just start paying the rent monthly, depending on what the things you signed said they may have no case to say you're in arrears if you're paying the monthly rent on time.

Of course they could always chuck you out with an S21 instead.

It sounds like it's a rolling six month agreement

Paying back those who had helped me initially. Trust me, I am not someone who has ever had excess income.

That still has to be paid in advance? Not sure where the law stands - is it a rolling contract on what was first agreed?
