Extension at the front of house (Moving Soil Pipe)

    Edit: I've looked at the plans and they had the same as us beforehand (existing kitchen extension poking out) to which they extended across. The plan shows that the kitchen side remained a kitchen, and the additional part added was the porch area with a dividing wall. The whole front part is now the kitchen/diner but obviously also the entrance to the house?

    That will mean planning will have a tough time refusing your extension if it is broadly the same (I would get it as alike as possible, including dimensions) This leaves the stumbling block as the drainage.

    I asked if you were going to the boundary, I meant the front boundary by this. If not a manhole can be placed there, you would need to ascertain where all of the sewage pipes are on your property and where they enter and leave as this will enable you see if a new route can be found.

    If you can put a new manhole to the front of your property and still on your land then I don't think you need a buildover agreement, just permission to move their sewer (and you may need to use an approved contractor though I have no experience of this)

    We are not going to the front of our bondary. Sorry, i misunderstood in your last post. We will still retain some front garden (enough to park a car, and a sufficient walkway).
    Our neighbour has a slightly smaller front garden, due to us being on the corner plot.

    I have been lookign through the neighbours plans, and can see the objections from the other house were all thrown out, largely due to the fact he extended his house and made the one-even looking terrace completely different. I have a feeling judging by the comments on our neighbours application, ours would be approved, as it even mentioned our house in the plans (due to them once looking the same with the odd extensions, and the new extention making it look much more even)

    Can't find any conditions. It is mentioned as an 'alteration to existing extension' and as a single storey extension. Sometimes referred in paperwork as 'to form a porch' but in other paperwork it is not specified.

    Oh! yes, i have found it. Condition that the work must begin within 5 years (in slightly more confusing language) That is all.

    Additional notes that it corresponds only to the plans (of which, show the extension having 2 rooms (a kitchen and a porch).

    This is probably why your neighbours are a little coy...they have probably since changed the porch into part of the extension!

    I am 99.9% sure that is what they have done! :p
    Although, if you purchase a house and decide the change the use of a room... would you first do a planning search and ensure you are not turning a porch into a kitchen? (no?)

    Anyway. I am planning on doing this the RIGHT way. We had so much trouble even buying the house that i wouldn't want to dig up any more issues when we come to sell in the future!
