Are the estate agents trying to scare me?

Options
  • Rang up to view a house
  • Was told they had buyers incentive of £1000 if we used the estate agents solicitors/broker etc. (will cost over £2000 to do this but going it alone will be £700 so I'd be out of pocket even after the discount)
  • Was told that by using the estate agents broker etc. the vendor would be more likely to pick us as the EA is in control and can keep up a quick pace and ensure that the buyer is serious.
  • Don't want to use the EA as the £700 solicitor is the one my mum used to buy last time she moved and they were good, don't really need a broker either because I have buckets of time to do my own research and so does my mum who is helping us loads. We're not in a unusual situation no debt or anything like that just FTB so we're not expecting to struggle to find a lender to deal with us.

    Are they just trying to scare me in to using their broker or will vendors really not consider me as a buyer? I'm very serious abut buying and am a FTB so not in a chain, the property would require to borrow about £30,000 less than what lenders say is available to us and are in one of the top categories of the lending criteria set out by the bank that we got out MIP from (I know it's just paper but surely that's a good sign?)

    Tell them to take a hike, you can be as polite or otherwise as you feel is necessary. You might consider writing to the seller to tell them that you are not impressed by the heavy handed tactics their EA is using.
  • Thank for the fast replies, I didn't want to go with them so I wont, and if we decide to offer on it and they start playing funny !!!!!!s I will let the vendors know, I'm not sure they will care thought because they chose to have the incentive added, it's not a requirement by the EA

    I bet they didn't and it's EA driven.

    Make sure you tell the vendors what the agents are up to if you feel the they are not treating you fairly.

    Unfortunately, most vendors don't know the tricks EAs play to get extra commission from mortgage brokers and solicitors.

    I'd fob off any talk of solicitors and conveyancing until you've actually viewed the house, then choose whoever you like to do the work for you if you decide to make an offer. But this is too much too early...go view it first.

    These are the kind of sly, corrupt deals that EAs have been doing for decades and getting away with it. The obvious inference si that if you dont use in house, then the sale might take longer/fall thorugh, whatever.. EAs are crooks.
    Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..
