Personally I would approach the developer for their views. Around here there are currently around 600 houses going up and looking at our council's planning page they are being changed all the time - type of house, adding extensions, moving walls around - you have not got anything to lose by asking.0

Hmm. How rural is "very" rural? If there's a development of eight houses, not that rural, I'd suggest. B'sides, in "very rural" areas, school catchments are huge, and traffic is low so long commutes aren't uncommon - and often quicker than in less rural areas.
I appreciate your input but there's really no point in you telling me things I already know. We have our reasons for wanting to stay within a few miles of where we are already. I surely don't need to justify why we want X house in Y area?0 -

Do the houses have enough room on any of the plots for you to build your required extension? I think the builder agreeing to do it on your behalf is a no go unless you want to pay well over the odds. Yes, one of them has a sizeable garden and the shape of the house could easily accommodate what we'd want. It wouldn't need planning, just building regs (single storey within the limits, not facing the front etc).0 -

True. I think people are just suggesting you'll be paying a premium for new build X and then paying a fair bit to convert it to house Z.0 -
Don't forget it's not just a case of the developers building an extra room....stupid things like foundations will have already been calculated.
I'm not saying the developer won't do it but it's not just a case of casting up the extra bricks0
