possibility of move in cleaning between exchange and completion

We are buying a large house, its filthy like cobwebs, thick dust etc.. We want to contract cleaners for a days cleaning before we move in. Is there any reason, other than the vendor refusing, why this can't happen AFTER exchange? The work is insured by the company and I would have buildings insurance in place.

    If the vendor agrees, then you could arrange this. You'd normally be required to provide undertakings about keys etc. I assume that the property is currently empty?

    Bear in mind however that the vendor may simply say no becuase there is more hassle for them and no benefit to them, even if you can't see any ational reason to object.

    No. But thats a pretty solid reason it may not happen, a decision which their solicitors will strongly advise them to take.

    If the vendor agrees, then it's possible. I say that because you talk of a firm.

    If you're really keen for it to go ahead then arrange this between the vendor/their estate agent and your cleaners on the basis that YOU will not be in attendance whatsoever. One of their fears would be that, with "your cleaners" on site you'd turn up and get in.

    If your cleaners are known to the estate agents, then they could organise it without your intervention/knowledge of the time/date it'd be done.

    The bottom line is: Any vendor/agent will not wish you to have unaccompanied access inside the property between the dates "in case". So if there's any way you can achieve it without this fear entering their heads, then you've more chance of it.

    It is possible, I've done it before. My parents were allowed to change a boiler and remove an airing cupboard between exchange & completion recently, am amazed that neither set of solicitors had a problem with this!
