First Time Buyer... What/When to Offer?

Hi guys,
I've been reading Martin's house buying guide and thought I'd pick your brains for what offer to put in. We've viewed this house on Sunday:

We really like it. I've requested a second viewing to see the property in the evening. If all is still okay, what would you suggest offering?
The advert states "Guide Price" which the estate agents advise me means little/no room for negotiation. The house has also only been on the market for 9 days - and there has been a lot of interest (viewings) but no offers as of yet.
I was thinking of going in at £190k but again, have no idea.
The second viewing would take place towards the end of this week. I'm really worried it will get snapped up, as it has gardens, a double garage, and is on the doorstep of the train station - this will be a deal breaker for many (including ourselves!) The quality of the decoration and details of interior design is very high - which doesn't really come across in the photos either. So I don't want to dilly-dally with putting in an offer.

Lot of interest, worry it'll go, ideal home, why not offer the asking price, as someone else probably will?

What a surprise the EA telling you there's little room for negotiation and there has been lot's of interest... as if they're ever going to tell you anything other than that!
Only you can gauge what the local market is like and whether it's reasonably priced or not, I notice the only other recent sale on Hill top was in 2014, a 2 bed end terrace in ok condition but not as nice as this one admittedly...but that sold for only £80k! That makes this one look insanely overpriced on the face of it.0 -
You just have to weigh up how much you want the house, how much you can afford and how busy the market seems, but whatever you offer, with a property of this age, I would add the words "subject to survey" - and then get a survey done.
Problems may come to light as a result which enable you to negotiate a reduction, or may put you off buying it altogether.0 -
Fitzwilliam is not a good area unfortunately. I lived in Brierley for many years and would not have bought in your area due to the high crime rates.

Don't pay too much attention to the decorations or kitchens and bathrooms when buying a house. These are all cosmetic and can be changed they can also date (think stencils, dark wood kitchens and coloured bathroom suites.)
If you pay a lot extra for a house because it is decorated nicely how are you going to retain the value when the decorations are 10 years old?0 -

Note there's an even bigger difference in floor area though. Depends what the maximum price is for 3 bed semis/end-terraces.0
