Repair to communal area of apartment block

I'd value the views of others here
Where I live is one of 8 flats, 2 floors of 4.
The outer wall that creates a communal space for such things as a poll & line drying area has 2 wooden gates.
One of the two gates, both open on to the street directly, has several vertical planks and the lock missing.
The gates by their very nature provide security.
A service charge is paid by each of us to cover the cost of maintaining shared areas.
The land lords are adamant that correcting the security risk when they can be bothered is acceptable.
Since when was correcting a security risk 'When we can be assed' acceptable'?
The same landlord doggedly uses methods that would embarrass the Kray twins if the rent is 1 day late. People loose jobs through no fault of their own, i.e. BHS

I know you won't like this idea but if the landlord won't repair the gates, and its just a case or replacing the locks and a few planks.., couldn't you all put a fiver into a piggy bank and repair it yourself? At least it will get done then. Unless you want to wait until the LL can be bothered to do it, if at all. I don't know how to force the LL to do this kind of repair.0

The lock to my bike costs about £30.
You also have the cost of extra keys.

1) marksoton is an English speaker. Are you? I too have no idea of the relevance of your BHS reference.
2) if you want to put pressure on the freeholder, get each leaseholder to write. Or write a joint letter
3) Or follow deannatrois's advice - by the sound of it you'll get the job done both faster AND cheaper than using the LL. If a fiver each is not enough - put in a tenner! Get some quotes for the work and speak to the other leaseholders.

So it's more like £15 per flat. If your neighbours are all as Worried as you they will either pay that or all write to the management company demanding action.
I have a similar but far more expensive problem with my management company. 2 of 6 flats want something repaired. The other 4 aren't bothered. The repair won't happen because the management company don't like upsetting people. Of course this means that by the time they do take action the repair will be a far more expensive replacement ...0
