    Or go even further:

As per your emails dated xx/xx/xxxx & yy/yy/yyyy, and zz/zz/zzzz that 30 days notice is required, here is my notice of 30 days for Property Y, to end the tenancy on ZZ.ZZ.ZZ

Being cynical, I'd ask them for proof of receipt/acceptance when you hand it over. That way they confirm/agree to the date you are proposing and it will supersede the contract, removing the worry about 2 months vs 30 days.

I handed it in and again they confirmed it was 30 days stating the contract used older terms, I did discuss moving and wear and tear also and the way they talked was as if they could charge me for things, or if they owe me rent I paid in advance they could take any damage they thought off that hope I am not being paranoid

Also discussed the things the previous tenant left that their repair staff as well as office staff told me are not their responsibility in the past which meant I had to pay to repair washing machine myself but was told I could take it when I moved and the person was saying basically its part of the furniture but its not on inventory.

Seems suspicious to me on both the washing machien thing and he return of money they will owe me.
  • Are you sure it is 30 days?

Your tenancy agreement should state the amount of notice you should give.
What does your tenancy agreement say about notice? Unlike in Engerland what the tenancy says rules....
