    this is exactly how it was when I was buying. On one of the properties there was other interested parties but I was in the strongest position and ready to proceed immediately and complete quickly. The EA told me that the vendors would not waste any more time waiting for a slightly higher offer which could potentially fall through. They may be legally obliged to accept the highest offer but they will always go with what they believe will be the highest 'successful' offer - not necessarily the same thing!
    They are also duty bound to settle as quickly as possible to minimise the burden on behalf of the previous owners.

    So an update. My GF was off work today and went to the EA office, sat down and said I'm not moving until i get a viewing on this property.. They did everything to put her off, telling her much bigger offers have been offered. Theres currently no stair case, no kitchen, the house is in a terrible mess you really don't want to view it and we have dozens of people waiting to view it...

    She wasn't put off and simply said i don't care i want to see it, they kept telling her to go home and have a think about it and phone the office later if she still wanted to view it but again she refused to move until she got an appointment to view. Finally after an hour she has an appointment for Saturday:j

    I wouldn't bet on Saturday if i were you...

    So my suggested tactic worked - of "If need be - be bl**dy-minded and determined about it".:rotfl::rotfl::D

    Tell GF to make sure she turns up in plenty of time for her appointment - and with the telephone number on her of the EA - in case they "forget" the appointment time and she has to make a phonecall (or two) to "remind" them. I don't think they'll try and pull the "Whoops - we forgot" or "Whoops - we've been delayed elsewhere" stunt - but be prepared in case they try that one too. Be ready to demand a "stand in" person to give you the viewing if need be. It doesn't matter just who exactly shows you the place - just as long as someone-or-other unlocks the door for you. If they're "in a big rush" and want to cut short the viewing - smile sweetly and stand firm and kindly offer to "Never mind - I'll see myself out - when I've had a good look". If they're really stubborn - you could always nip in to the EA's and kindly offer to fetch the key yourself and conduct your own viewing (after all - why would the last owner be that concerned - in view of the state of the place? <innocent look on face> ).

    I've been there/had to do that. The way to handle this is to ask yourself what obstacles you would be throwing up in your way if you were in their position - and that way you have the chance to figure out, in advance, how to remove those obstacles.

    Sadly not a great update. My GF was travelling to the viewing when she received a call from the EA. She was asked if she was a cash buyer or will she be getting a mortgage to which she replied mortgage. The EA said that sadly its a cash sale only, the current offer is a cash offer and thats all they're interested in.

    My GF said ok i give up, you win.... So thats that...
