Problems with Ex Landlord

Hi all,
Looking for some advice please.
Long story but basically my mum is getting hassle off her ex landlady. My mum rented the flat via word of mouth through a friend of a friend wanting to rent her flat out. She and her husband didnt take a bond off my mum just a months rent in advance. From what i can see the tenancy agreement is one printed form the internet and filled out.
My mum was never really happy there but stayed 3 years. She got the chance of a much better flat so decided to move. This is where the "landlady" got nasty.
My mum took her the keys back and she never said a word about anything, now she is harrasing my mum coming up with all sorts of petty things and basically lies. Alot of the things she is saying are classed as wear and tear. Now she is just making up a load of nonsense saying the flat was left in a state with dog mess everywhere and that she never agreed for my mam to have a dog. She did agree and this is when she took a £200 dog bond off my mam, we have proof of this. The flat was not a state and certainly no dog mess anywhere. She is constantly coming up with new things to complain about. She then knocked at my mams at 8pm on Friday night with her 6ft dad shouting and swearing at my mam. (my mam is a pensioner and lives alone). She says she wants a meeting to discuss matters, when my mam refused and said what do you actually want me to do the landlady said "i dont know"!! I have told my mam not to discuss nothing else with her and to ring the police if she comes round again. Surely this is intimidation and harassment and something can be done. I personally think she wants money from my mam (she kept the dogbond). I feel if i report her to the police it will make matters worse, if i go see her it will certainly make matters worse and my mam is not well enough to deal with this. The landlady has now moved back in to the flat herself but while my mum was there, she did not get any gas safe checks carried out and when the boiler went off she told her to flick the switch under the bench! Now she not a landlady i dont suppose she can be reported for the gas safe? Thanks in advance and excuse my rambling

Get your mum to tell her not to approach her again otherwise she will be reported for harassment and any issues she has to send in writing to your mum who will address them once she has received the correct legal advice and will happily defend them in court.0

Thank you, i was thinking along them lines. I said to wait to see if she goes round knocking again but in the meantime my mam is on edge all the time.0

Report to the police now
Also issue letter before action for failure to protect the deposit.0 -
We expected to loose the deposit as my nephews had picked wallpaper off in the bedroom when they were younger, despite it being a "dog" deposit, just to keep the peace. I just want her to leave my mum alone before she ends up ill again and back in hospital.0

Did she protect it? - I assumed not, as given all the other failings it's unlikely.
- That's what the police are for, so let them have a stern word, can even issue a PIN0 -
Should i wait and see if she calls back? I was going to go and speak to her but thought it best not. Im hoping she has realised shes not getting any money from my mam and this is the end of it0

Put a notice on the door saying that if the intimidation continues, the police will be called.0 -

Right, without being funny.
I've asked a question which you haven't answered
and answered that question twice.
You do realise the police deal with this on a daily basis, this is routine stuff for them.
"Right Ex Landlady, you appear to have a civil dispute with your former tenant and you need to deal with this legally. You cant turn up at her new house and you cant keep ringing her. I'm telling you now, if you do this again, I will arrest you. Go down the legal channels properly."0 -
Guest101 - I apologise i am new to the forum, i was replying to you, apologies i didnt answer about the protecting the deposit, im not sure what that means however thank you for your help.0

never a wise start
She and her husband didnt take a bond off my mum just a months rent in advance.
Silly landlady.
From what i can see the tenancy agreement is one printed form the internet and filled out.
Saying what?
* any fixed term? Dates?
* Contractual monthly? Notice Period?
My mum was never really happy there but stayed 3 years.
She can't have been that unhappy!
She got the chance of a much better flat so decided to move.
Answers to above Qs needed. Fixed term dates?
Did she give notice? Served on what date? To expire on what date?
This is where the "landlady" got nasty. How?
My mum took her the keys back and she never said a word about anything, now she is harrasing my mum coming up with all sorts of petty things and basically lies. Alot of the things she is saying are classed as wear and tear.
Details needed.
Now she is just making up a load of nonsense saying the flat was left in a state with dog mess everywhere
Did mum have a dog? Any dog mess? Dog hair? In my experience, dog-owners never notice dog-smell and take dog hair (for examle) for granted
and that she never agreed for my mam to have a dog. She did agree and this is when she took a £200 dog bond off my mam, we have proof of this.
So there WAS a deposit!
* was it registered? Which scheme?
* what date was it taken? Registered?
* what terms were provided for the deposit?
The flat was not a state and certainly no dog mess anywhere. She is constantly coming up with new things to complain about.
Details needed
She then knocked at my mams at 8pm on Friday night
Where? mum's new home? Has mum moved yet?
with her 6ft dad shouting and swearing at my mam. (my mam is a pensioner and lives alone).
Did mum call the police?
She says she wants a meeting to discuss matters, when my mam refused and said what do you actually want me to do the landlady said "i dont know"!! I have told my mam not to discuss nothing else with her and to ring the police if she comes round again.
Correct
Surely this is intimidation and harassment and something can be done.
Possibly
I personally think she wants money from my mam (she kept the dogbond).
Has she asked for it?
I feel if i report her to the police it will make matters worse, if i go see her it will certainly make matters worse and my mam is not well enough to deal with this.
Well if you cut off all your options - you'll have no options left!
The landlady has now moved back in to the flat herself but while my mum was there, she did not get any gas safe checks carried out
then why dd mum not complain properly at the time. Too late now and irrelevant
and when the boiler went off she told her to flick the switch under the bench!
Sensible. Did that fix the boiler?
Now she not a landlady i dont suppose she can be reported for the gas safe? Thanks in advance and excuse my rambling
1) 1st: stop rambling and stick to facts in short bullets.
2) If the deposit was never registered read this:
* Deposits: payment, protection and return
3) reprt to police if she comes round again and acts aggresively and intimidates. 999
4) write (yes, a letter) to the LL. Take each item of complaint in turn and state mum's position. Be calm and polite in the letter, and no rambling!
5) also provide the details I've asked for here so we can advise better.
It is still unclear what exactly the LL wants, and you certainly haven't told us what all her compaints are.
