    when your username becomes dad rather dadtobe you will begin to understand why your statement above does not reflect the reality of parenthood and therefore what people perceive to be best when they are househunting for family homes.

    yes generations of families have lived and will live on main roads, but those who have choice will choose elsewhere.
  • I don't know the area at all, but reasons people might be put off:
    -Floorplan: Do you want a two bedroom house with two cupboards or a four bedroom house. It its the former and priced as a two bedroom house, great. Depends on how many kids you want (I don't usually assume but the username gives it away!)
    -Cellars can be a bit of a nightmare as they often end up with tons of hidden damp. Are you going to convert the cellar or use it for anything? If yes then its a bonus, if no then it could be an extra heating and repair bill.
    -It looks like the property is marketed as a family home but the complete lack of any green in the garden is not child friendly, you'll end up with a lot of scraped knees!
    -The place looks all done up but in a rather girly/ chintzy manner which isn't going to be everyone's cup of tea, so then you have to live with something not to your tastes.

    All that plus the road and noise would put me off, although the bedrooms would be the only deal breaker for me if it was priced right. I think the issue if that you have a house that has been tarted up for sale but that probably needs quite a few cosmetic changes and does not appear to have much storage. I wonder if they are then trying to market it similar price to a newbuild. If its cheap for the area maybe think about it.

    With an asking price in region of 225 I'd say your offer of 220 wouldn't be sniffed at if they have no others.

    Bit odd the ad states it is 'reduced for a limited time only' What on earth do they mean by that? This week they'll accept 225 but next week they will only let it go for 284?!

    View it and see if you are actually interested, then consider the price. You say you'd be willing to pay 220 .... What's the reason you think you wouldn't be willing to go to the 225?

    Admittedly it does ask for 'offers in the region of' but if they want to sell they will give your offer consideration I'm sure.

    Look keen (but not desperate) and back up your offer with firm facts about why you are committed to this house, and that you have a mortgage agreed in principle already and a decent deposit in the bank ready to go and you will make yourself an attractive buyer.

    Well, I was wondering if I would get away with offering less in fact around 20k less.

    2 or 3 children depending! The cellar, decor and garden would all get sorted out within weeks of moving in as theres no way I would leave them like they are.

    Maybe they have tried to roll it in glitter!
  • The garden looks like a car park and is overlooked. It is not really four bedrooms as two are quite small. The main road wouldn't bother me per se but I know it bothers others, so given a choice and thinking of resale, unless I could get it at a good price I may look elsewhere.

    Next door to us is for sale and they are having this issue, it is not a three bed, it is two and cupboard, as was ours before we had a double height/width extension which they don't have the garden space to do. They are having real trouble selling it as a family home.

    If the ad for a house doesn't include pictures for all the bedrooms then the ones not shown are dodgy!

    This looks (on the face of it but no room size) a nicer property and it is detached!

    Don't know the area so there may be downsides.

    If you can get a detached property around the price then I would go for one. This would be top of my list any day of the week!
  • As others have said, It is on a main road and the garden is small. Also the decor will not be to the majority of people's taste. What is the average house price in that area. From my somewhat limited knowledge of the area, isn't that price point is unaffordable for a lot of Dewsbury/ Wakefield people?
