Why hasn't this house sold yet?

Hey can't post the link but its a 4 bed semi detatched house on Dewsbury Road selling for 225 on Rightmove.

I really really like it and would pay 220 for it, probably swap the dining room and kitchen around but it ticks all my boxes. Close to station, park and schools, good sized rooms, doesn't need much work at all.

So does anyone have any ideas about what kind of questions I should be asking I think it was listed for 284k I want to view it but wanted to know if there is something I'm missing and if I'm just letting my opinions cloud my judgement.

    Regarding which questions to ask, there are plenty of lists out there on what to look for.

    For me and only a personal thing I would discount it on two counts.
    1 a lot of hard scaping, I like gardening
    2 it appears to be on a main road therefore possible traffic noise now or in the future.

    A lot depends on your life style and tolerance levels. For medical reasons me and OH have a very low tolerance of noise.

    Thats spot on thats it! See I'm 29 don't like gardening really I would lay artificial turf in the fenced area.

    Any other suggestions welcome! Is main road/noise factory a deal killer for people then?
  • Generally people who want 4 bed houses want them because they have kids and if you have kids then main roads, lack of garden etc are deal breakers.

    It will sell but at a lower price and, if you buy it, then you need to factor that lower resale price into what your willing to pay for it.

    Thanks! We are anticipating this being a forever home.

    Without sounding thick why would that matter? Surely kids know not to go near roads and we would make the gate secure but they wouldn't be unsupervised or again am I dreaming?
  • I have lived on a main road and next to a motorway. Its not just the noise, although it does affect you in ways you don't initially think of such as a warm evening you cannot open your window and get a good night's sleep.

    The biggest for me was the amount of dust continously, it was a never ending job. Anything black was covered an hour later. Also your windows are always dirty.

    I have moved well away from a main road but still accessible. It's bliss. I sleep through the night and I am not cleaning constantly.

    It does put a lot of buyers off if they have lived in a busy area before and I imagine this is not a ftb house so buyers have more experience and ideas of what they want in a house.

    Thank you! And the big about not being a FTB home is very true. Didn't think about this so thanks for the advice.

    "Reduced for a limit period only". Because if we don't sell at a lower price we'll have no trouble at all selling if we put the price up. What a bunch of chancers, if it was my house I'd take it off them and give it to somebody else to market.
