    Indeed. Presumably somebody prepared plans, although it may be the false economy of the "plan drawer" or even a sufficiently small extension to fall below the trigger in the (presumably English) building regulations.

    At times like this people find out what architects and surveyors do, and why it can e money well spent. That horse has, however, bolted and dwelling on it doesn't help OP get his extension finished.

    I tried to do the right things, spent good money on professional services, but still got myself an unreliable builder, despite the appropriate checks. An architect was involved in preparing the design and building specification. An independent Building Inspector was commissioned to oversee the works and was involved in the issues experienced. A structural engineer was also involved in specifying the structural components.

    I'm not sure you quite get the role of an independent building inspector. He, or she, is a privatised BCO who checks for compliance (or otherwise) with the building regulations in England (there is no Scottish equivalent, for readers north of the Border). They are not a contract administrator in the same sense as an architect will be for site works.

    Your original architect should be able to assist you on such issues. I assume he is fully qualified and registered with ARB, rather than the plan drawer? If so then you did the right thing by getting him prepare the proposals, and as he is familiar with the property he may be able to help quite quickly and cost effectively.
