Cost of extension

We are considering gettting an extension built on our 3 bedroom semi (we live in a corner property - so have a large garden wrapped around 3 sides) - I am concerned about several things - such as a manhole in the way and the upstairs toilet downpipe being in the way !!
What would be the way round both of these issues
And, roughly - what would the cost be - if we had, say a 12 foot by 12 foot single story added to the corner of the house ?

Why not get an estimate from a builder rather than a finger in the air from an internet forum? They will be able to answer your question regarding the man hole cover and toilet pipe.0

Because builders are busy and aren't free estimating services.
However, this forum is here for the sole purpose of being able to ask questions and have them answered.
The manhole, if inside the extension, needs to moved. If within 3 metres then it needs a buildover agreement from the local water company and sign off under building regulations.
The soil stack, ideally should be moved so it isn't inside the extension, but it can be boxed in inside. Needs to be planned in conjunction with the manhole so that the distance between the two is minimal and rodding is easy.Everything that is supposed to be in heaven is already here on earth.

Our manhole is just ours, it has two feeds into it - one from the drain (kitchen and bathroom) and one from the toilet stack0 -

If it only comes from yours then it doesn't need a buildover agreement, but I really, really don't recommend an internal manhole.Everything that is supposed to be in heaven is already here on earth.

As above. I have seen too many 'cheap' extensions where they have left the manhole in place. Then when you have aunty Maud and the neighbours round on Christmas Morning for a glass of Bristol Cream and a twiglet, that's when it will start backing up and you will have last Tuesdays digested curry spewing out all over your Axminster.Eat vegetables and fear no creditors, rather than eat duck and hide.0

Is it a proper manhole or is it an inspection chamber, either way it will need to be outwith the extension, if its the former I would say that is way under priced. Inspection chamber shouldn't be to difficult to do.0
