Bnb rights

  • no services provided, i have a house key and access to common areas. For all intents, its running as a HMO, advertised on a popular Bnb site.

So it's just a house with the occupants all renting. No LL or housekeeper also living there? Cleaning etc all dealt with by the occupants? You have a seperate lock for your room?

Beyond being on an 'BnB' site nothing that suggests it's a BnB?

By 'popular BnB site' do you mean AirBnB?

If you do mean AirBnB I wouldn't be surprised if the LL in this case hasn't done everything by the book. Long-term I'd suggest moving, but short term they may find it tricky to remove you.

Lets not forget a dodgy landlord isn't going to remove a 'guest' after two weeks for no reason!

Absolutely but two weeks is well within parameters.

Ah I'd missed the two weeks things. Had assumed OP had been there a while.

Could be a lot trickier in that case to claim any tenancy rights.

Though my point about the LL potentially not running this operation in a sensible way such that it's clear what the legal status is still stands.

    Agreed it could be unclear.

The only reason I could think of, is the LL has another booking for next week - which only adds credence to the BnB arguement

i was offered at least another month, non Bnb rates etc, but the LL wants it back for an emergency.

    Landlord, or B&B owner?
If you won't go in to the details I really don't see how anyone here can help you. If we don't know the full situation we have no way of knowing what sort of arrangement was made and if it's been broken.

    Different perspective.

If you had booked to stay in a hotel for a week, and then wanted to extend it - they could easily say no. If they had another booking already for the following week.
They wouldn't even need to give you notice... it would just lapse. In this scenario actually giving you notice is quite reasonable, where it isn't required?

Is a hotel much different to a BnB?
