It needs to be:
Near to Imperial College <— most important
So..Within 15 minutes by tube or walking distance is good
500-600K budget
1-2 bedroom
Ready to move in / needs none to minimal work
Nice safe location
She is a cash buyer so I think she is able to haggle with the prices as the flats I have looked at have been for sale for months!!
Ive been looking at Fulham, Barons Court, West Kensington, South Kensington and maybe Imperial Wharf? And places on the piccadilly & district line.
I think she would prefer a new build but I told her the converted flats from victorian houses are so much nicer. Me and my mum went to look at a new build she was going to put a deposit down on called 9-12 Swiss Terrace and it was HORRID it was £580,000 and squashed in-between 2 tall buildings opposite the station with 0 lightPeople are going abroad and selling off stuff they can not sell using 3D images it makes me sad. She’s buying this place not as an investment or to leave empty it’s for her son who will live in it during uni and after when he finds work so please no judgements
Im making a spreadsheet for her she’s coming this month to have a look please if anyone has any good locations to look it would be really helpful!!!
Thanks!
Sorry, your friend doesnt have enough money to get what they want. A bit more saving is needed, or a longer commute0 -

There's a few at this price range, and location. But when I was at uni I lived in a 7 person house share in Toxteth next to a crack den..0 -
I went to IC and wanted to live within walking distance (various reasons) so understand that. An alternative is cycling - there are really good cycle routes to cheaper parts of London that only take 15/20 mins. This is what a lot of of 2nd-4th year students do.
If you find you are stretching yourself then look at the cycle routes.0 -
Okay thanks guys for your suggestions! You're right its just so expensive !!!!!! I have been looking and there are properties for the budget but they are probably issues with them?? Must be?
I saw that one in fulham on rightmove actuallythank you so much for having a quick look. Im on zoopla/rightmove
Chiswick sounds like a good suggestion I haven't checked there yet thank you!!!
To be honest the 15 minute thing was the assumption as she kept saying near the college. If shes been looking at swiss cottage herself that's 30 minutes on the tube? Just anything really throw some hotspots out there was hoping to pick some brains not some fights hahahaha.
List so far.

I guess I need to ring up and ask about the lease?0 -
Oh and what about Hammersmith? I've found some flats in the right price range it seems like a nice place to live with lots of amenities on the piccadilly line?0

Imperial courses are tough, there is a fairly high drop-out rate after the first year, and not everyone likes living in London. Why doesn't he live in Halls for the first year to see whether London and university life is for him before his mum shells out half a million buying in a city she knows nothing about and can't even be bothered to research herself?
Edit: if this is for Oct 17 entry has he even received an offer yet? They are an EYESORES!!!!0 -
2024 wins: *must start comping again!*0

Hammersmith is good, and if the commute can be stretched slightly look at Ealing/Acton. Not much further out on the Piccadilly line but SO much more for your money, and many students based out there
Else have a look round Oval/Kennington/Clapham/Wandworth - decent cycle links now and nicer/better value than where you're looking:eek::eek::eek: LBM 11/05/2010 - WE DID IT - DMP of £62000 paid off in 7 years:jDFD April20170 -

Dropout rate (i.e., forced to leave due to poor performance) is one of the lowest:

If you include leaving for other reasons (because the student doesn't like London) then I guess this figure would increase.
...I agree with the approach to test the water for a year before you buy though. You might want to move to a different part of London after your first year. Also the halls are great!0
