Where to buy near Imperial College with 500-600 budget?

My mum’s close friend is looking to buy a property in London for her son to live in during uni. I’m clueless as I only know the urban areas of London can anyone give me some suggestions and reason?

It needs to be:

Near to Imperial College <— most important
So..Within 15 minutes by tube or walking distance is good
500-600K budget
1-2 bedroom
Ready to move in / needs none to minimal work
Nice safe location
She is a cash buyer so I think she is able to haggle with the prices as the flats I have looked at have been for sale for months!!

Ive been looking at Fulham, Barons Court, West Kensington, South Kensington and maybe Imperial Wharf? And places on the piccadilly & district line.

I think she would prefer a new build but I told her the converted flats from victorian houses are so much nicer. Me and my mum went to look at a new build she was going to put a deposit down on called 9-12 Swiss Terrace and it was HORRID it was £580,000 and squashed in-between 2 tall buildings opposite the station with 0 light :| People are going abroad and selling off stuff they can not sell using 3D images it makes me sad. She’s buying this place not as an investment or to leave empty it’s for her son who will live in it during uni and after when he finds work so please no judgements

Im making a spreadsheet for her she’s coming this month to have a look please if anyone has any good locations to look it would be really helpful!!!

  • Considering the location of imperial college in London I think unrealistic to find a new build nearby for 600k, unless it is a garage, perhaps.

    I'd have a look on Imperial's website and see where students live from the accommodation lists . Whilst investment is important he doesn't want to be isolated from the student community either. That might help you narrow down the areas .

    Regardless your friend is likely to be quite shocked at how little that kind of money will buy in central London.

    My friend was looking at 3 bed flats for sale at £1.25 million in Imperial Wharf.

    Looking around South Ken, Fulham Road area, a one bed can easily be £1m.

    Cheaper apartments seem to be in Chelsea Cloisters but I presume they are short lease or have some really horrendous service charges.
    Everything that is supposed to be in heaven is already here on earth.
  • There's a few round Chiswick Park or Turnham Green stations for that price.

    Umm, rubbish. If she genuinely wasn't considering the investment potential, then her son would be in a rented property.
  • She can't be interested in an investment if she is happy to lose 10% a year. Central London prices are collapsing.
