Landlord not allowing access after check out so we can change light bulbs!

We weren't present at check out, where they found (amongst other alleged and disputed things) 3 light bulbs that need changing. They want to charge £25 per bulb. We live very locally and have offered to go in and change them but they are refusing and it's going to arbitration.

Is this reasonable behaviour?

    £25 per bulb is not reasonable. Dispute it.

    Thanks it's being referred to TDS. Do they take into account the fact we have sought to replace the bulbs ourselves and they have refused access? Surely reasonableness counts here? I live 2mins away by foot!

    They are within their rights to refuse access after the contract ends. You should really have attended to this before the contract ended.

    An arbitrator can decide whether £25 per bulb is reasonable, but you could legitimately be charged for someone's time to inspect, buy bulbs, return to property and fit.

    We missed them. We also thought the landlord would be reasonable about it as when we moved in we had to replace a lot and notified them of that and also other remedial work.

    Also what's the point of a having a check out inventory if you are not given the chance to fix it yourself. What a con.

    That is why some people request a check out service before the end of the contract, so they can see items that they can fix before the contract ends.

    Some references by the deposit schemes to dud lightbulbs. Unless your lightbulbs are difficult to source or the ceilings particularly high, they suggest you will only get charged the cost of the bulbs.

    Looks like only the bulb cost will be refunded and then only if they were properly noted on the inventory.

    I'm not surprised they are refusing you to access and change them yourselves, they want to gain the extra profit! Hope it works out for you.

    How is it a con? You failed to replace the lightbulbs. Take some ownership of your mistake

    The cost seems reasonable

    Oh dear! Take ownership! It's 3 light bulbs!

    But yes I guess it was silly of me to think like a reasonable human being and expect her to allow me to walk 2mins from my new house with 3 bulbs and change them and give them the keys back.
