So hate the English property system.
We accepted an offer on our house back in July, the buyers were really eager to move in. Said their buyer was a first time buyer and desperate to move. So we agreed if we had not found somewhere and completed by the time their paper work was ready we would go self catering.
They were really pushing us and we obliged but then started ridiculous requests like having the boiler serviced and proofing we owned it and not on finance. Their solicitor refused to talk to anyone on the phone and gave one line emails to ours simply stating "my clients buyer still have outstanding queries"
We were expecting to complete next week - and our purchase is now ready. But its gone quiet - their solicitor does not respond to ours or the buyer to me?
I dont know whats happend but pure would be for them to tell me if they were pulling out?
I dont think we are being unfair we have given them 14 days to complete tmw is the 14th day an we have not heard. We have new viewers ready to look round on friday. So hope we dont lose our purchase. We have 4 offers within 2 days of viewers and being on the market within 48 hours last time. But it is christmas :mad::mad::mad:

Sorry to hear that - doesn't sound like it's over yet, but I've never found ultimatums the way to go. You often shoot yourself in the foot and/or just p*** everyone off.
Why can't the queries be answered?
I wouldn't have paid for them to have a boiler service and would prob have lost them over that!
It's still only mid-Nov and there are things coming on to the market. Just try to get another buyer. You are extremely unlikely to complete before Christmas, and most things (EAs, solicitors) may well be shut over the festive period anyway.

It should be your EA that does sales progression, not the solicitors.
Is your EA on a 'No Sale No Fee" contract?
You should ask your EA to contact your buyer to ask what their solicitor is referring to, and what your buyer is doing about it.0 -

You have not specifically said, but it sounds as if you left their (perhaps pointless but not unanswerable) queries unanswered, and gave them an ultimatum. That sounds like two poor decisions to me. Did somebody advise you to do so? What role has your estate agent had in all this? It is their job to keep a chain together if at all possible.
This is a mess but if it were me I would be on the phone to the EA making them speak to the buyer to get confirmation of whether they still wish to proceed ... or not.0 -

Oh I didn't pick that up, it is the buyer who has not replied to enquiries. The OP said about the ridiculous requests like do you own the boiler or is it on finance and I assumed it as these that had not been answered.
Advice remains the same, though, the EAs in the chain ought to be keeping things together. Ultimatums don't really solve problems - but we don't know what the EA has been involved in as OP didn't say.0 -

I have refused to pay in the past as well. Why would I pay money when at any point the buyer can pull out? No chance.
Sounds odd them going quiet, sounds to me like the buyers have asked solicitors to stall. If they wanted to pull out they would let you know.0
