    The buyers are just trying it on to get a better deal for themselves.I,ve done it myself by pointing out as many bad bits as I can just to try and get the price down.Just call their bluff and stick to what price you would be happy with.A house is only worth what someone will pay for it,so the next buyer along might be willing to pay full asking price

    Good to hear our resident heating experts have passed the boilers as fine :) Apologies for wrongly assuming you meant a standard boiler rather than a sealed water heater...will sit on my hands next time!

    I'd turn the offer down as others are showing interest by viewing. But i think your in a good position that you are chain free. The estate agents would all have valued the property taking account of the condition of kitchen and bathroom and i doubt all 3 would have got it that wrong. If i were you i wouldnt take an opening offer further below the asking price than £5k (decide for yourself how far your prepared to go and stick to it) and only go lower if the buyer's survey reveals works needing to be done or if in time you find noone will even consider it.

    Anyways good luck and i hope you get more offers much nearer the asking price !
