Question about gas boiler

I'm in the process of selling my house and have had someone make an offer well below the asking price.

One of the reasons they've given is that "the boiler is illegal".

I've got separate gas boilers for central heating and hot water.
What I think they're on about is the hot water one.
It's situated in the bathroom above the end of the bath (not the tap end).
This situation prob wouldn't be allowable in a new build, but does that mean that it would fail a survey?

p.s. It was like this when I bought the house 3.5 years ago.

    It does sound dodgy to me having a boiler above the bath. If i was the buyer i'd ideally want to replace the two boilers with a single condensing one regardless of the location of the boiler above the bath - assuming thats actually possible.

    It won't so much as "fail" the survey but the survey should really highlight to the buyer if it needs attention.

    How much below the asking price are they offering? A single new boiler costs around £2k plus allow say £1-2k for altering pipework etc. Presumably the asking price didn't already account for this?

    Dont forget if your asking price is too high in the first place you may never stand a chance of getting it ...a house is only worth what someone is prepared to pay for it.

    Is this the first offer you've had? Have any other potential purchasers commented on the boiler above the bath? How long has the house been on the market? Have more of a chat with your estate agent as they will have a better knowledge of the market in your area than anyone.

    The house is up for 160k, they've offered 143k and now 146k.
    They've also said that the kitchen and bathroom need replacing, there's nothing wrong with the ones in there at the moment, just that they obv don't like them.
    The survey will prob pick up some pointing at the back, but can't see all of this coming to anywhere near 14k.

    This is the first offer I've had, it's been on the market for about 5 weeks now I think.
    When I put it on the market I had 3 agents round, two said 160k and one 165k.

    There's no chain as well as I'm moving in with girlfriend.

    Got another viewer round tonight, will have a word with the agent after that.

    at the end of the day, you will need to decide whether any offer is acceptable.... if it isnt then regardless of what shows up on the survey, tough to the prospective buyers,

    I assume you had a survey when you bought the place... if so, was there anything significant that showed up on your survey report?

    The water heater is not illegal, it's room sealed and has no electrical connections. Water flowing through it operates the gas burner.
    It is a little unconventional to have a separate boilers for heat and hot water.

  • Been thinking about the central heating boiler (a Vaillant), it's in my lean-to on an external wall but think it's only a single skin.
    Is that ok?
